PVB Tower Charts, Sales Date and more!!!

I had really been all set to buy in with a Fixed Week, but I had also been hoping for at least $190/point with incents and Magical Beginnings. $215 per point is more than I think I want to spend on 150 points at this time, especially as I had just gotten RIV for $171 per point in June for a FW.
 
I don’t think they can get worse….but the increase in base price is likely at some points.

It will depend on sales because they found with BPK it did really well initially, and then sales were not great until they heavily discounted it at the end.

I do think that the lack of MB might temper some buyers, especially since resale gets you the same thing.
New here. I was told last week by a guide that new Dvc buyers would receive magical beginnings if you purchased by December. Hope that is true. Can’t buy til October 29

Reports are no MB and it’s very possible that your guide thought it would be in place but DVD changed their minds.

If current owners are not being given it, I can’t see it…unless, what they do is give no incentive for new buyers, but that MB is the only discount.

Right. I think it would be $225 plus magical beginnings. He said it was about $28000 for 150 new points

That’s my dilemma. Whether or not it’s worth it to wait because of all I’ve read about the BPK blowout sale. I’ve wanted to have DVC for a while now. My husband finally agreed but only if we became members at Poly, and we bought a small resale contract that has taken forever (like 80 days at this point and still don’t have our membership or points). We’ve been talking about buying in for direct benefits, but again only at Poly, and now it’s here and we can buy in as members in another week or two. I just can’t decide if it’s worth it to jump in or wait it out. Such a hard choice. Thanks for your insight!! Guess we’ll see!

Tough call at this point. I think it depends on how many points they have left when reflections is ready to open.
 
It's a gamble to wait for better incentives or magical beginnings. More than likely that when those incentives come, they'll be mostly erased by higher base point cost. Of course, they might do a big push to sell out the tower near the end - but that's likely at least 3 years, and several base point price increases, away. You'll be paying more for points you have less time to use. Each to their own.
 
Im honestly shocked by your surprise about incentives. I thought we all were expecting mild incentives for the first cycle as there are a lot of people wanting to add no matter the price.
Yeah that’s always been a big ? for me.

To me, Poly including the new tower is more or less the same at SSR. It’s too big, and theming does nothing for me basically I would only buy it for SAP if the price was right that is.

BPK was a flip of an old building, so the margins needed to make it profitable were no where close to Poly2.

Even with the current incentives NOT great - if you want Poly Direct - genuinely still think this will be the best price.

Price at year end is very likely to go up and MAYBE incentives will balance it out...but if you're waiting for MB to become reality - you could also buy now and rent those points out for a few years to buy in at the lower price point and get financially ahead of it that way.

If you want Direct - based on this morning's price and incentives - I still think Riv is the best option if you plan to hold long-term
 
Every DVC Podcast Host: Poly could be $250pp with no incentives!

DVC: Let’s make it $235 and give some small incentive to encourage getting a Blue Card… so $225pp at 150 points….

DVC Community: This is outrageously expensive and does not meet my expectation! I will not buy! I want a point chart like Bay Lake Tower and pricing at BPK fire sale!

Spouses of DVC Community: Ummm, I thought you said we didn’t have enough money to buy the direct points…. we can barely afford the ticket prices to go to the parks and food….

DVC Community: Honey…. you’re embarrassing me in front of my friends!

Funny I was just doing some math to see if we should just buy direct and rent out the 2024 points we won’t be using. Thanks for making me feel like that was a solid idea! I think a lot of us are in the same boat. I didn’t expect any incentives, just hoped. So now that it’s real I’m trying to justify it all lol
 
This is some very aggressive pricing, on top of the very high point chart full of inflated TPV rooms. I'm a hard pass for now!

It is interesting to see how aggressively they are discounting CFW relative to others. It's still a terrible value given the dues, but they're clearly trying to stratify their pricing in this cycle to push CFW demand.
 
I think ultimately the incentives (even without MB) will increase next cycle. But that will be after they raise the points to $239, making the net price worse anyway.

That would be the equivalent of sales malpractice!
