PVB Tower Charts, Sales Date and more!!!

Did initial buyers get previous years points (like giving 2024 points with the PIT) when the VGF expansion first opened? And just not get offered magical beginnings? If so then that is slightly better. If not then getting double points with magical beginnings selling the previous years' points back at the end of the firesale would work out to be the best deal.

We got 2022 points for BPK when it opened in 2022. So, it was the same as PVB tower getting 2024 opening in 2024.

Only difference is BPK opened in June and PVB tower is opening in December.

The incentives were better if you take out that MB was not a thing then. Had it been, my price would have been better than the fire sale last year.
 
Can't they still allow any current contracts to use points at Boardwalk and still sell 3.9m points?
Obviously if they don't allow resale it'll force people to buy, but I think regardless you'll have all those 2042 expiration owners looking to buy again or those that don't own there trying to get their slice. Personally I could see myself buying BCV in 2042 depending on what they do I just didn't want to buy resale now being 31 and knowing it expires so soon.

Once the resort expires it isn’t DVC and other owners can’t trade into it unless it is created into a new resort and added back into BVTC.

The only way current owners can trade once we pass 2042 is if DVD does the above or extends…and I don’t see extension because they can’t then change point charts etc.

I understand that, but (a) IMO that's the least interesting sense of the word "value" when applied to a timeshare, and (b) a few (rare) other timeshares also hold decent resale value.

October Duo studio SV week for 130 points. Buy a FW for 143 points to guarantee the room.
September duo studio SV week? 88 points for the week. FW for 97 points?
DW birthday is May, duo studio SV first half of May for 102 points for the week. 113 points for a FW?
Only trouble is they don’t do fixed weeks which are less than 100 points, so you can’t get a duo for September.

I confirmed with the fixed week chart, the standard view Duo Studio is NOT available for September fixed weeks. Also confirmed that the Penthouse 2br villas are NOT available for ANY fixed weeks.

My question is only this: resale Poly or direct Poly for 150 points.

150 will allow us a week in a standard view long house in our typical season without excessive bank and borrow scenarios.

I understand it is historically true that the initial members only offering will likely be the cheapest I can get 150 points direct for the life of the resort.

However, I will have to finance most of the purchase. I will satisfy the balance of the loan in Jan 2026.

Alternatively I could wait until after our next trip in Feb 2026 and purchase a cheaper resale contract for subsequent vacations in cash.

We will only travel once a year so APs don't make sense. We don't dine at more than two ts during a trip. I do tend to buy merch on every trip, but not excessively. MM will be difficult to plan for but possible. I would use the lounges if possible. A magnet or slider here and there.

The real upside to direct for us appears to be staying at restricted resorts now and restricted and trust in the future. It doesn't matter enough today, but Reflections? Epcot Entrance Tower? A villains sprawl!?!?!?!
I’m in a very similar debate with myself. Resale now, cheaper, or Direct now, more expensive and with not a ton of reasonable upside in the moment, but no fear of restrictions or missing out in the future.

The best time to plant a tree is 20 years ago. The 2nd best time is today. I’m thinking the same goes for Direct points. I don’t want to get stuck wanting Direct in 10 years with prices and points needed even more inflated by then.
 
For the duo studios, the FW that stick out to me would be:

  • Week 49 or 50 for 128pts + a 25pt contract to get over 150 (if needed)
    • First two weeks of December for tough to book rooms
  • Week 35 for 124 or 150 points (S or P view) +a 26 pointer to get to 150 points if going standard view
    • Tail end of August/first week of September for a cheap-ish time since they don't offer most times in September
  • Then maybe Weeks 40-46 for 143 points
    • for October or Early Nov stays. No easy way to get to 150 points with those though

IMHO, it does NOT sound like direct will be your best fit. Basically, the only perk you will regularly use is booking at restricted resorts - however, you still will only be able to book at the 7-month window so you don't have a guarantee for getting a room there on your dates no matter what. Rather than buying direct unrestricted points, I recommend that you purchase resale and if you decide you would like a trip at one of the restricted resorts for one year you can sell your points to either book in cash or book through another member on these boards.

Edited to add: If you book cash, with another member or through a service you would be able to access the 11-month reservation mark versus 7 month on your own points (even if they are direct). The other savings on merch, food, APs, tours, lounges does not sound like it would be a worthwhile trade off financially.

Although I guess some of the rental companies could just buy up a bunch of restricted contracts for cheap and try to do it themselves with valuable confirmed reservations... but that may not be the best for all the other members though 🫣

Where’s the fixed week chart? I know people have been adding 10% on the reg charts but did someone do one up?
 
Looking at the discounts they have offered for the hotel side of BC in the last 12 months I have doubts.
In my mind that’s kind of like when a store marks something up by 100% and then discounts it by 40%.

Sure, they are still making money. But discounting BC to a CB price range is not a sign of high demand. Neither was converting BPK to DVC. Yes, those extra 900 rooms in 2042 in WDW can probably be filled but it would take quite some effort and would probably decrease effective hotel room prices further.

I can see several scenarios what Disney might do in 2042 (and this has been exhaustively discussed in other threads) but I'm very sure that they do not want to run these buildings as regular hotels for any extended period of time. Otherwise they'd be building more (non dvc) deluxe hotels now.

Well it’s still expensive but FW 19 which is a really good week for me is priced with 1-4, and lower than FW 18, despite 18 falling entirely in the May 1-14 period and 19 most years extending into the third week of May! I have my target.
 
114 points for a week 39 standard studio isn't too bad. Usually is the end of September and beginning of October

Fixed Week 39 for a Deluxe Studio is LESS points than the Fixed Week 39 Duo Studio?!

Deluxe Studio is bigger than a Duo Studio.

I guess this is because there is no Week 39 Duo Studio for Standard view? Interesting.
 
As they open up more and more resorts with restricted resale points like RIV, VDH, CFW, etc, I think it may open the door for a resale swap program eventually. Kind of like what the rental brokers are doing now but just for matching people with restricted points at different resorts in order to rotate stays a bit easier. Like a third party BVTC with a fee lol.

Let us rent out 150 points at your resort, then pay say $5 a point to rent 150 points at one of the other restricted resorts from somebody who is doing the same. Owners still need to be comfortable that they are at the mercy of the other owner and no matter how you phrase it, it is no different than rentals.

Nothjng at all like BVTC and I do think it’s important for those that are new to understand how different this type of program would be.

Right, a third party company would have to do it and it would be ran like rentals, like I said.

I meant "like BVTC" to mean they could make it like a program where you can forego your home resort points for a year and go and stay at a different resort instead. Not to mean something ran by Disney with their guarantee, etc.
