PVB Tower Charts, Sales Date and more!!!

If i had known about resale I would've bought a long long time ago. I have been a member of this board since 2017 but I never looked at the DVC section of the board so I went about my way paying cash rates for far too long.
It’s funny; I just assumed there must be a resale market because I already knew you could buy used timeshares. I considered other timeshares this way but it was so complex and confusing. It turned out DVC was actually understandable in a way I felt I could potentially come out ahead and not totally waste my money. And I also like Disney. Win win!
 
Sheesh! I gotta say I’m pretty disappointed with the points chart. I was really hoping Disney would do the right thing, and not go crazy with the theme park view points…but they went crazy with the theme park view points!

938 points for a 2 bedroom theme park view over the Christmas and Easter weeks!?!?! This is insane. Consider a VGF lake view 2 bedroom over the same week is 759 for 7 nights!

Anyone buying into PVB with the idea of staying theme park view during the more popular travel times, you are gonna need some seriously deep pockets.
I can’t believe the higher point charts at the Poly tower over BLT for theme park views. Will they be that much better?? We own points at BLT and especially on 3rd of July and 30 of December, I NEED the theme park view.

The only thing I knew about timeshares was the things on the TV and radio saying they can help you get out of it. Somehow it never dawned on me that they can be bought and sold like real estate.
 
Wowza! Just looked at a few Poly resales. A bit greedy with prices as high as $225 with ZERO 2024 and FOUR 2025 points for a 50 point contract. Direct is $225 with possibility of incentives AND 2024 and 2025 points. That just answered the "should we buy resale" question! Hard no to that!
Greedy / just sellers chancing their luck when the news re same association came out.

These contracts have been sat on the market for months so no one is actually buying at these prices… although I suspect there will have been a couple of people who got FOMO and grabbed them in the early days.

Pretty sure these will come back down to the $140s once sales open for the tower.
 
Yeah I don't think TPV is worth the seemingly around 40% upcharge at Poly over BLT. It's a view of the water + a more distant view of the park VS a closer view of the park + some parking lot. I agree that looking at the water is better than looking at parking, but there are plenty of places that I can go that have a view of a lake or ocean. There are far fewer places with a good theme park view.

I knew they were almost always a bad idea to buy direct or finance. And that if fees get too high getting any worth out of them was impossible. I assumed DVC would be similar so I didn’t even look into it when visiting last January. But after going home and researching the used market I felt good going into that pool. Still not sure about direct. Seems like a lot of money. I can see how some make it worth it but I worry maybe we can’t.

Timeshare is a product that is generally sold, not bought. Very few developer timeshare transactions happen because the buyer knows they want to buy one before the conversation starts. This means that the buyer is at an even larger information disadvantage than is typical* for any transaction between an individual and a company.

I own in a different system. It is no more complicated than DVC overall--some things are easier to understand, other things are harder. I suspect the difference with DVC is that you were motivated to learn it, because you knew you wanted to stay at Disney.

I did some creative financing so I got my price per point way down for VDH. But without that I was hovering around 164pp which is resale VGF pricing. I can say for sure I wouldn't buy SSR, AKV, BLT direct with the incentives the cost vs resale is too big of a gap. I guess we will see where Poly ends up in the resale vs direct price gap.

I think part of DVC’s allure for me is that there are a lot more third party resources out there to help you make the most of your membership! People are excited about it as a product.

I agree! Hard to justify that price over BLT, and even more so once the Bacon, Lettuce, and Tomato refurb is done.

Poly seems to be priced based on its fan base. It is #1 on many non dvc owners list. I do feel after years of going to WDW that BLT would be 95% of the enjoyment for a significant savings.
