What do you mean by Palm Tree date?
Awesome, thanks. You will be fine. Island Tower is approximately 19% sold. Poly will be selling for at least 2 more years at the current pace before it eventually becomes sold out again.
On the deed…What do you mean by Palm Tree date?
Quoting my original post so everyone can see how the overall resort looked after May data. (Original post will be updated to reflect data through June 2025).Sales data is based on what I collected for PVB sales using county website for deeds.
Updated through 5/31/25 proofed county deeds
So far, I have seen a spread of up to 142 days between a PVB "Palm Tree" date and the county recorded date.
These delays are likely people delaying their initial deposit and then spreading the 3 payments out.

Data showing delayed closings. Date deed showed up on the county website - palm tree date on the contract. (Because a few people don't always write in the palm tree date, I look at the notary and/or the mortgage date to determine the earliest date this person decided to buy).

I did the Poly tour and they completely skipped the Duo studios. Later I wondered if there was a reason for that.So in other words, no worries about Poly selling out any time soon which tracks with my recent visit. My guide was pushing the Poly duo studios when I asked him recently about a RIV duo studio.
Having said that we did the Poly tour with him when we were there a few weeks ago, it is quite nice and I am tempted.
Odd, he showed us the duo (in fact his temp office for the day was in one of them). Surprising amount of room.I did the Poly tour and they completely skipped the Duo studios. Later I wondered if there was a reason for that.
I’m guessing they just didn’t see us using them (I was with my seven year old and we have a family of four).Odd, he showed us the duo (in fact his temp office for the day was in one of them). Surprising amount of room.
Excellent observation! It wouldn't surprise me to see one this week or next. Since that declaration, they sold very close to the equivalent in points declared. Is there an estimate on when DVC might declare more units into the PVB association? Must be getting close by now.
Giving a slight update on this.Excellent observation! It wouldn't surprise me to see one this week or next. Since that declaration, they sold very close to the equivalent in points declared.
The last declaration was March 18, 2025 and declared 335,538 more points.

Using that date, looking at the deeds/points showing up on the comptroller website, I show 328,253 points (3/18 and later). I'm including 7/24-7/28 which are not proofed by county and I also need to double check once they do proof.
That's a difference of ~16k. 7/28 is probably 5-10k more (Mondays tend to be a lot of deeds and today was definitely a case of that).
Of course, just because they will have sold the number of points in that March declaration doesn't mean they must make another declaration. However, they have been pretty good about this.
For PVB Island Tower, the date they declare has been just a few days before it shows up on the county website. 7/31/24 showed up on 8/2/24. 3/18/25 showed up 3/21/25.
Edit: 7/25 had 2,050 points (not proofed by county and I will do a second pass when they do). Updating the numbers above
Edit2: 7/28 had 8,639 points (not proofed by county and I will do a second pass when they do). Updating the numbers above
I spent a week in a duo room at Poly. There were pros and cons to the tower. IMO, all of the pros were outside the room, such as the garden terraces, the restaurant, and the lobby. And well, I can't image that I'd ever book at duo room in the tower again. I have two upcoming stays at the Poly--both will be in the longhouses, which are lovely. The duo rooms over at Riviera are less generic.I did the Poly tour and they completely skipped the Duo studios. Later I wondered if there was a reason for that.
The longhouses are getting a little long in the tooth, and are due for a full renovation in a few years. For the time being, I find them dreary.I spent a week in a duo room at Poly. Agreed that they need a refurb. I still find their theming, landscaping, overall space, and views superior to similar category tower studios. There's a lot of work going around the longhouses right now, some of which I believe is related to last year's hurricane damage. The next refurb is a hard goods refurb, should start in about three years. And yes, that is much needed. I'd put the problem down to this: studios that can sleep five tend to attract more families with kids than studios that can sleep four. I'm guessing that families with kids wear out a room (or building) faster than studios that tend to attract more couples. For example, IMO, BRV tends to wear our quicker than CCV, even though they are part of the same overall resort. The longhouses are getting a little long in the tooth, and are due for a full renovation in a few years.
