How to the rates differ for the different longhouses? Are some more or less expensive?

You pay for the view and services, they assign the longhouses/rooms.

Least expensive is a parking lot view. You may be in the same longhouse of someone who has paid top dollar for the magic kingsdom view (opposite side of the hall). There are also garden views, concierge amenities (assigned cast member to help with dining arrangments, directions, transportation etc... plus extra perks such as evening snacks and cocktails hours.)

OP - There's no such price as "parking lot view" nor are the different longhouse buildings priced differently (except concierge, see 2nd paragraph). There's either a "gardenview" or "lagoonview" room(with the latter now further broken down to a Magic Kingdom lagoonview, where you are supposed to definitely see the MK Castle). You will be assigned a room in one of the longhouse buildings based on which room type you've paid for -- lagoonview costs more than gardenview, and we are totally happy with gardenview and have always had lovely views of the grounds/gardens/quiet pool. Some folks like to see the monorail or be near their car for easy access, so they may request that, and thus may also be near the parking lot. Review the Poly's layout and request the building based on what you want to be near and it'll go in your reservation; nothing is guaranteed, but requests are granted whenever possible. If we are paying for non-concierge gardenview, we request 3rd floor Tokelau -- only thing we pay for is the gardenview classification, the CM asigns the building, but, again, they try to honor requests.

If you wanted the added concierge services, you can book either a "gardenview concierge" or "lagoonview concierge" room. You will then stay in the concierge Hawaii building, which is quite similar to the other buildings although we like it because it is centrally located and we like the concierge amenities. Hope that helps clarify things.
