Poly Tower or Grand Floridian

I've been having this debate as well and you definitely are saying what I'm sort of thinking. I just closed on my first resale and we feel we want to double our points now with direct and as much as this deal is probably the best it's going to get, we really do love the Poly vibe and are going to grit our teeth and probably wait it out. But who knows if that's the right call. Maybe Poly 2 doesn't turn out to be a banger after all. Who knows.

This would make all the difference knowing if Poly 2 could be had at 7 months during our summer off peak travel. If only there was a way to know! lol
YES! I know I want at least 200 more VGF points. I just don't know if I should do 200 VGF now and wait to add on Poly tower direct OR get 300 VGF now and skip Poly tower? If the Poly tower is rolled into PVB1 I won't want it and will regret not getting the 300 VGF today. I honestly think I made my decision typing this out. I should probably get the 300 VGF points broken up into four 75 point contracts. I can always sell two off if Poly tower is tempting enough for me to jump in.

Summer is usually ok to book in the 7 month window outside of the holidays, but I do understand your hesitation if you only want Poly. If the tower is rolled into PVB1 I could see wanting that home resort advantage even in lower demand DVC seasons because it already has a lot of Poly points in the system to book with. Points and seasons do fluctuate so you should enjoy what you are purchasing in the event you need to keep that 11 month reservation.

So when are you signing the contract? 😂😂
Honestly it’s a sure bet vs waiting for (quite possibly) a much worse deal. Plenty of time to have great vacations at your fave in the interim 🥳

I've called my guide a bunch of times since June and he knows I am currently deciding on the final number of points and will sign sometime this week so I can always rescind in the event incentives get better. He told me to shoot him an email when I decided on the final number and he would call me back for a deposit.

I think your idea of smaller contracts is brilliant! They’ll sell super fast if you want to buy Poly. I could actually see the lightbulb over your head as you made your decision when typing your reply 😂😂

Coming from someone who’s had regret for 12 years, trust me when I say, it’s easier to have more options to sell and rebuy vs kicking yourself regularly wishing you’d have just done what you knew you should’ve 👍🏻

When owners are asked if they regret buying into DVC, nearly 100% say the only regret is not buying more points and buying sooner. Seize your moment 👍🏻

It is very true that studios are popular and book up first, but adding 202 resort studios to the 47 deluxe studios makes the association 249 studios vs 47 one bedrooms so it's very unbalanced. VGF rooms require a lot of points so people that purchased VGF1 with intentions of securing deluxe studios for one of these weeks could maybe get 2 or 3 nights max in a one bedroom without banking or borrowing if they were lucky. If studio sized VGF1 owners added 150 at VGF2 as their families grew they are in the sweet spot for a whole week in a one bedroom at that time.


This makes a lot of sense and I did the same thing in 2022! Now I am calculating how many days I want in a one bedroom+ per year for this final sale before it's too late. The VGF2 poll you created shows most members only purchased BPK contracts because they have access to the original building.

There really isn’t. It’s just the different way people here on the boards refer to them. I use VGF1 to refer to the rooms in the original building and BPK to refer to the resort studios since they are in BPK.

VGF2 was how people referred to it before it went on sale, but what some people call it when talking about BPK rooms.

It’s like AKV…people will use Jambo vs Kidani to help explain which rooms they are talking about.

Right now, since sales started again in 2022, DVD is only selling points that are deeded to BPK..which is what will be used when they decide to say that VGF is “sold out” again.

Wow, the higher points at VGC for that price definitely made sense!

Thank you. It's very true it can always be sold or even rented if I find I have too many points.

Poly towers are going to be so nice and offer more 1/2BR choices but we also have not seen any issues with booking 1 and 2BR at VGF at the 9-11 month mark. Also the incentives on the VGF are amazing right now, you will probably pay close to $50-75 more per point for 150 point contract for new Poly Towers.

I felt that to my core!!! You can usually find me in the produce section of the grocery store trying to decide if I want the green or yellow bananas. "Do I want to eat a banana today or do I want to wait 2-3 days so they will last longer?" 🤔
 
I would seriously consider the DLT allocation before I set my heart on Poly2.

Future construction should be underweight in big units, or have massive overpriced units. A 1BR with a slight premium, like BLT, is not going to happen. I would expect charts to be higher than VGF and larger units to be more limited.

If you're happy with VGF, as a known quantity with charts and allocation, then that would be what I would suggest. It is possible GF flips another old building. But something like VGF3 with 25 years left seems like an ever tougher sell than VGF2 and DVC's point runneth over right now.

I'll one up you. I do that THEN decide how many days they would go without spoiling and break off the appropriate amount! Unless I'm at Costco, at that point it's cheap enough where I won't mind throwing the last few away...unless my cheapness gives me a hankering for banana bread!

I had been thinking this, but VGF can never add another cash GF outer building to the association again with the 40 year law in FL, right? It would have to be like CCV with BRV?

And we close next month on
BCV Resale Sep UY

Sep UY actually works best for our travel schedules (but I think since we haven’t closed on the resale deed yet we can’t combine them into 1 UY?), Jun is probably the worst (we like to spend Spring Break and/or fall/winter holidays in FL), but then you could also argue we want to keep all of our direct points on one contract.

Please fellow overthinkers, maximizers and banana mathletes, please advise what you would do here!

If I were you, I would try to keep the VGFs together if at all possible. You're already up to 3 use years, and then adding to that not all of your VGF points can be used together? This looks like it's going to get pretty sticky fast.

I'm sure it can be managed but I guess at this point you have to ask yourself, do you plan to keep the resale VGF June UY contract long term? If so, I'd probably just put the direct with it.

However, if your plan is to do all September use year from here on out I'd consider putting it in the September one so it makes it easier to divest of the VGF resale contract later.

I got our 125 Resale VGF about $145/pt, so I could probably get close to that after broker fees if the direct promotion ends and they ratchet up direct prices?

I have to commit to buying tomorrow, right? I assume I can ask them to charge my credit card 3x over 90 days?

If you want a Sept UY you need to commit by 9/11 for the current incentives. You don't need to sign by then, just make the sale with your guide. Unfortunately you will no longer be able to get 2022 UY points with a Sept UY to sell back with Magical Beginnings. You would be selling 2023 UY points at this time. Selling the points back is all or none if you want to take advantage of a higher promotional tier. For example, if you purchased 300 points and wanted the "20 free points" on top of all the other developer credits you would need to sell all 300 2023 UY points back. You could not sell 150 and keep 150 even if you broke them up into different contracts.

You can have them charge your CC over 90 days but if you have a Disney credit card you can also do the 6 month 0% financing

You will lose money from broker fees but if there was a time to convert resale to direct, this is probably it and you can get the use year you actually want while you're at it and clean up your membership.

Here’s the thing with my membership, I’ve already committed to buy (and passed ROFR) the BCV Sept points, but the transaction doesn’t close until next month (presumably seller is finishing up a trip)—if I buy Sept direct VGF points, can I even combine them or would I still have 3 memberships?
