Poly DVC expansion coming 2024!

Adding more studios to the resort thst is already 95% studios already. Why would that be needed if it was not going to be a new resort?

I think it supports the new resort and association concept.
Grand Floridian DVC is adding lots of studios to an association that already has studios, 1-beds, 2-beds, grand villas… So Poly could just be the opposite… lots of studios… now adding the rest. 🙂

True but VGF was small. Poly has close to 100 more already.

This would make a pretty big resort to be one. It just seems like it makes much more sense DVD will make it new as they had planned to do with Reflections.
 

VGF2 was a flip of a building that Disney had a hard time filling and no new amenities were added. Poly2 is a brand new big tower with a mix of rooms, restaurant(s), pool, etc. Not apples to apples comparison which is why I think it will be another CCV/BRV.

Those are really good points. I hadn’t thought about it that way but you are right. This really is a brand new resort being built
 
I am just wondering what they will end up calling it. That will tell if it is going to be in the same association

So if this article is correct about the mix of rooms (below), any guesses on new association or the same based on the number of studios vs 1 beds vs 2 beds?

Applying this logic to the full artwork--which is difficult in some areas due to building angles and obstructions--we estimate the following:
  • Dedicated Studio: 42
  • Dedicated One Bedroom: 24
  • Two Bedroom (type undetermined): 40
We are also guessing there are three Grand Villas on the top floor, one facing directly at Seven Seas Lagoon with two others bracketing it on either side. That gives us a total of 109 villas visible in the concept. That represents only one side of the bulding, most of which could be labeled Theme Park View. There are almost certainly some rooms on the other side of the building, perhaps with wings which extend perpendicular to this structure more than doubling the room count. Our educated guess is that there will be about 200-250 villas in the new building.
This would translate to perhaps 4.3 million points. If it were one association it would become the second largest at WDW.
 
I was looking at the announcement of Riveria and they new the name right away so reading the press release it gets me more to the same association. One more thing is that maybe if they combine it shows that the resale restrictions are not as prevalent among the newer resorts. Just feel bad if Riveria is the only one
 
The benefit to the same resort is marketability of opening up a 'sold out' resort. They can sell Poly owners on more points. They can sell those interested in resale on more points.

If you are already a Poly owner and it's an entirely separate resort, it doesn't make add on contracts seem enticing.

It also drastically improves the unit mix of Poly. Studios will still sell out first and the tower studios will likely be the first to go. People like new.

The logic is directly traceable to how well VGF2 seems to be going.

Agreed, it reminds me very much of the original designs for the Polynesian when the Florida Project was being planned. Oddly enough, the Hyatt Grand Cypress has an even more striking resemblance to the original Poly Tower. I wonder if the architect walked down the street with those plans when Disney decided to pass on them?
 
I think it will be the same association because guests of this tower will undoubtedly be able to use the amenities of the Poly- pools, monorail, quick service, etc.
That would be hard to do with an entirely separate resort/association.

The CCV/BRV would have only left 25 years on the current contract. Would not have been fair to new CCV. Poly will still have 42 years left similar to the VGF add on. We shall see… This is the biggest topic on the threads…. Good for some great conversations.
 
For any DVC owners who do not own at Poly, the set up of the association is obviously not as much of an issue. However, I only own at Poly and if I can't use my Poly points at the 11-month mark at the DVC "expansion" AT THE POLYNESIAN, I am going to be EXTREMELY disappointed to say the least (and this applies to both direct and resale points). I have direct points and also have 50 non-grandfathered resale Poly points which adds another painful twist if it's a separate association. Yes, I understood when I bought resale points but this is a unique wrinkle to "future new resorts." As we do not yet know whether the association will be the same or separate, what is my strategy from here?

If you’re Disney, what’s the rationale for doing this? It would allow them to impose resale restrictions and…what else?

Regardless of the cost & scope of the addition, there seem to be many benefits to combining the two and few reasons to keep them separate.
 
If they combine, I bet the annual dues will have to change because the tower would cost more to upkeep with the kitchens, etc. Maybe it would be better for separate association, but I could be completely wrong in my analysis

DVC and the resort amenities are shared all the time. Having two DVC resorts in the same area that are all part of the Poly resort complex won’t change that.

The only thing that same vs different condo association does is determine whether this becomes part of a current Poly giving those owners home resort advantage to book it, or it’s a new resort like CCV was and current Poly owners are the same as the rest of us…limited to 7 month booking…plus it gives DVD the ability to put resale restrictions on that property to prevent resale buyers from booking there.

Other than that, the ability to use amenities won’t change.
