Poly Direct or Wilderness Lodge Resale?

We are 95% sure we are buying in for a small number of points. We are a family of 5 that doesn't care about having a big room or a full kitchen, so we are zeroing in on a studio. Therefore, I am feeling that either buying direct from Poly or resale at Wilderness Lodge are our best bets. I am thinking I want to buy where there are studios that will fit our family of 5 (kids ages 10, 9 and 4) so that we don't get "priced out" of booking at 11 months and can't get a studio when we want it, since we wouldn't have enough points every year to go to a 2 bedroom, which is what we would need at most resorts. I am thinking that WL is a great value on resale and the studios require the least amount of points. It's also near MK and IMO has good food options. However, love Poly (went there in 2015) with the transportation options and the studios are bigger. I know it's much more money, but it's also through 2066 rather than 2042, so we could transfer the rights when we get too old, so I feel like there is "time value" of having the points for SO MANY more years with Poly. Thinking of buyin 150 points at WL or 100 to 125 at Poly? Please give me your opinions! What am i not thinking of? Thanks for your help!
 
This is a tough one. The size of your family, the end dates of the resorts, the transportation options, all weigh into this. Do you want to be able to leave it to your kids? Or would it expiring in 2042 or paying for an extension be ok later on? Just the size of your family tells me that later on the further you get into this, you'll want to add on more points and stay in 1 or 2 bedroom units instead of studios, although I guess you could try for connecting studios at Poly. Also the theming and feel, are you all more in love with one resort than the other? The monorail does change the way you vacation, if you really like that, that's another factor. This is one of those where you'll have to make a list of pros and cons for each and try to make a decision.

Not true that you'd need a 2BR. Given that you're looking at Studios, I am assuming you're okay with multiple people sleeping in the same room.

Studios that will sleep 5:
  • BWV (post-renovation)
  • BCV (once renovated, it's in progress)
  • Grand Floridian (hard to get some seasons, even as a home owner)
  • Poly
  • VWL
1BRs that will sleep 5:
  • Animal Kingdom (not Value)
  • Bay Lake Tower
  • Grand Floridian (1BR is an easier booking)
  • Old Key West
  • BWV (BYO inflatable and linens for #5)
  • BCV (BYO inflatable and linens for #5)
So you really have more options than you think you do.

BCV and BWV will both be done by year end. Depending on when you travel, those are two resorts where home resort booking helps.
 
That is a tough call. Both are great resorts. I prefer WLV theming and that is where we bought. I did not want to have a contact in my 90s so the 2042 end date suited us, however I would like to either extend our contract some day or buy another contract at a resort with a further out end date. Others have mentioned that most people keep their DVC for 17 years or something like that so the end date is not a factor.... yet.

150 points will go a lot farther at VWL than at the Poly.

2016 fees: Poly $6.0937 VWL $6.21.52

Points for a week in a studio:
Adventure Season: Poly 118 sv or 148 lv VWL 107
Choice: Poly 130 sv or 153 lv VWL 107
Dream: Poly 153 sv or 183 lv VWL 120
Magic: Poly 169 sv or 199 lv VWL 127
Premier: Poly 227 sv or 269 lv VWL 176

is your goal the atmosphere of poly or lower points for VWL? that would be my consideration. Also, we have family of 5 and a 1BR is a HUGE luxury for us that we look forward to (and ar now spoiled by). We still stay in a studio sometimes, but it feels more like crowded hotel camping to us. I would much rather, esp. as kids get older, stay at AKV or OKW in a 1BR (which has the lowest points cost) than a studio at either Poly or VWL. You can usually easily book 1BR at either at 7 mths, except maybe Christmas, so no need to buy there, just FYI from a family of 5. Plus, we save quite a bit of $$ eating in a few meals with the full kitchen. ps--all DVCs (except AKV value) will allow 5 in a 1Br booked on DVC points. They just don't provide bedding. We take an air mattress or sleeping bag. There are many posts about this, or you can confirm directly with DVC. This was a main reason we bought into DVC, as the 1BR was significantly lower points. Even with teens, the 1Br is still plenty of space for us.

The other thing to consider is that resale points at most resorts (including VWL) are a lot cheaper than Poly points. I see VWL for $60-70/point less right now. So, saving 40% a point, you can likely buy more points (although you have to factor in dues against those points), or save more money against actually getting to the villa in the first place. So a 1BR may be more attainable, points-wise, via resale.
 
Problem is, you will change in a short time. Studios seem to get smaller as the kids get older. In addition, they probably will not want you to pass it to them later.

VWL II is being built, I would wait to see what they will be like or buy now knowing that you might be selling/buying again later.

Here's one of the larger variables that you are looking at - 150 points at VWL, which in picking the Magic season, would get you 8 nights in a studio while 100 points at the Poly during Magic will get you 4 nights in a standard view or 125 points will get you 5. So, you'll pay more for the 100 Poly points than the 150 VWL which gets you fewer nights by 1/2 each year but you get to keep the contract longer. It's hard to predict how you'll feel in the future so I'd weight more heavily towards your current situation and a bit less towards the length of contract. Or, as Bill mentioned you could wait and see what comes out with the new DVC addition at VWL but I expect it will be closer to Poly than a current VWL cost and point requirements.

The Poly is my favorite disney property! Yet, I just bought a wilderness lodge contract! That should tell you where I stand.

I also think a WL contract will enable you to stay at the poly on most trips, but that is yet to be determined.

If you like WL enough to call it home, then it is a no brainier to me. When 2042 comes, buy a Poly contract with the money you saved today. Also you risk almost nothing. If you like it enough to stay there, and be happy, then that is the way to go. If, in the future, the Poly is hard to get at 7 months, sell the WL contract and get the Poly one. You are really only "risking" the commissions you would pay IF you did decide to well the WL contract in the future to buy a poly contract.

Since you are considering both, and seem to be interested in both, I think you will be able to stay at the Poly at 7 months often enough to enjoy it, and can fall back on WL when you have to.
 
I am biased as I love the lodge. Poly is nice too but expensive and uses a lot of points. We plan to stay there again someday but we can get larger rooms or stay longer at the WLV.
