Poly construction starting next month?

The Polynesian resort has been notified that work will start next month and will affect views in some rooms so they are going to change room view categories and close some rooms.

Hmm...not sure what construction could affect lagoon/castle views, unless this is the rumored DVC bungalows...unless I'm not thinking the right area...

hmmm...

here's a way to find out: somebody snoop around and see where the sales stand for AKV, BLT, Aulani, and VGF

if the inventory is getting "lean"...then there's your answer...

mark this down: they will not be flat footed with nothing to sell ever again. not gonna happen. so i would imagine that there is a "line of succession" in placed with preliminary work completed waiting to be called up. The order may change a little for various reasons...but no gap in coverage will be permitted.

We are about to pay off our last DVC contract so it looks like it's time to start saving for the Poly! Tikiman is my new best friend. :goodvibes

When (not if... There is no doubt ) the Polynesian addition is built...I believe it will be another tower lodge similar to the one being completed next door.

They seem to do the best for them for one reason or another... And the original Polynesian concepts Included a tower hotel model/concept as well... So they can do the Walt tie in to sell.

The single tower approach is by far the best bang for their buck vs constructing multiple, smaller structures. Cram the most rooms possible into one unit, increase ROI and reduce the payback period. I'm confident we will see a "T" shaped tower, perhaps two (time will tell). Refurbishing a few of the existing long-houses and turning them DVC will also be relatively cost-effective as they can use the existing infastructure. These probably weren't too far away from needing a refurbishment anyways.

As for the over-the-water bungalows, in my opinon, these are more of a marketing tool than anything else. I think the majority of DVC-er's plan their vacations around studio, 1 or 2-bedroom villas. Few probably aquire enough points to consistently use grand villas. But talk about "pixie dust" when sitting through the sales presentation, looking at glossy brochures of Bora-Bora style bungalows overlooking Cinderella's Castle and MK fireworks... my wallet is shrinking at the mere thought of it! Even if these were a loss-leader from a construction cost standpoint, they would more than make up for it in impulse purchases from people that may never actually accumulate enough points to stay in them.

The bungalows over the water are coming. You can see the support pilings for them in the plans that were recently submitted to the South Florida Water Management District.

Yes... those nice villas over the greenish brown mucky water of Bay Lake. :crazy2:

As the water management district is the only trusted source for wdw construction because its the only situation where they have to say it and can't hide it.

Water management has been 100% dead on with their DVC predictions :)

That would Indicate the "no messin' around" approach.
 
Don't get me wrong - They'll sell fast. I'm just saying no matter how you present it - The Seven Seas Lagoon / Bay Lake is still a man made lake that looks something more like a lake you'd see in Michigan or Wisconsin than French Polynesia....

This will be the most popular DVC sale ever...assuming good economy.


There is a ridiculous emotional attachment to that place...and it is the best spot on the property...at least to a layman...

Yacht and beach are by far the best...people are just dense to it though.
 
And the "overwater bungalows" won't be anything close to what people will think...

That lagoon is toxic and they will be built to make sure there is no way anyone gets near the water...

Once again, with a little bit of "pixie dust", some fancy marketing and greatly enhanced advertising photos, Disney will put their magic to work and use the bungalows as a big selling point for Poly DVC. I can already invision what the brochures might look like.

I'm not saying that the bungalows will actually look like Bora Bora in real life, but they would not be going through the trouble if they didn't feel there would be a significant return on investment.

On a "per room cost", the over-the-water bungalows will cost significantly more to build than any other DVC grand vista (I'm talking about costs in permits, development and engineering, maintenance, and actual construction - sinking concrete pylons into Bay Lake, etc.). Why spend the extra money unless you feel there will be a significant return?

Once again, this is just my opinion, but I think the bungalows will be a big marketing tool for DVC, and I think many will buy-in as a result, even if they are over the muddy / green waters of Bay Lake.

But I looked at the mock up on tikinews and have to admit that their rough computer sketch makes all the sense in the world.

Including the new pool area and the overflow space into the TTC.

It was only a matter of of time.

I'll make a bold prediction...the gf and bay lake towers suffer when this gets built...the demand will pull away from them. I also wouldn't be surprised to see some owners dumping their contracts there to go to poly.

I don't think this is necessarily a bold statement, but I do think it is spot on. I also think the Poly will sell out in record time.
 
The next sign I'll look for is the announcement of more dining renovations at the poly (capt cooks and the giftshop redo now make sense as part of a long term plan) or even the construction of a new waterfront location. Asian fusion or something of that ilk
