We are looking into a DVC and we would like to know:
a)If you do not use all of your points for the year do they get carried over to the next year?
b)How many points a year do you get?

You can bank your points to the next year, but it's not automatic - you have to call and do it.

You get as many points as you choose to purchase - minimum has been 160, but it might be 100 now in certain situations (can anyone confirm there's a 100 point minimum offer going on now at AKL, I think?).

That depends on which resort you want to buy - they have different price per points and different maintenance fees. It also depends on if you buy direct from Disney (which is what I was talking about above) or through the resale market, where you can get smaller contracts and different prices - I should have mentioned that.

When we purchased SSR direct from Disney, our point price was $94/point, with a discount from Disney, and the minimum was 160 points. So, $15-16K to buy in. I think our maintenance fees are $4.21/pt this year, and those are subject to change each year.

You don't buy a condo you buy points. You receive you allotment of points each year. Unused points may be banked to the next year and extra points may be borrowed from the upcoming years. The points are used to reserve the condo size of your choosing. Larger sized condos will require more of your points. This allows you to choose the size you need with each visit. The point cost of each unit is also variable depending on the time of year (high demand times cost more points).

DVC isn't like most other timeshares. You buy points which can be used to reserve a villa. You can buy any amount of points over the minimum and under the maximum. (Currently, that's 2000 at same resort and 5000 total at all resorts in the program). You also pay annual fees which vary between resorts. Those range between approximately $4 -$6 per point per year.

Villas "cost" a certain number of points per night. The cost varies by resort, size of unit, and season of the year. At some resorts, the cost varies by view. DVC is flexible. You are not tied to a particular unit or a particular time of the year. You can stay at the same resort you buy into, or at any of the other DVC resorts (subject to availability). You can reserve at your home resort as soon as 11 months prior to arrival and at any other DVC resort as soon as 7 months prior to arrival.

At the top of the page, you will see a link for DVC Point Charts. The charts will list the number of points per night per villa for each resort and booking category. Use that to determine the number of points you think you will need for your annual vacation needs in DVC villas. Here is a direct link to the chart for the Beach Club Villas.

If you buy 160 points, each year that is the amount you will have to "spend" on DVC vacation accommodations. As an example, 160 points will get you 4 weeknights in a 2 bedroom at the BCV during most of the summer. If you can travel in January, it would get you 5 weeknights (plus 10 left over that you can "bank" to the next year.

Those who are most satisfied with their DVC purchase do a lot of research before buying. DVC doesn't work well for everyone, so good for you for checking everything out before you buy.
 
When you are dealing with DVC you have to stop thinking it is a typical timeshare.

If you are thinking about 1 week a year you just need to go to the charts (at the to of the page) and they will tell you how many points you would need to book at a certain time of year.

You customize the number of points to fit your length of stay, room size, room view or special service, and time of year.

You will see that weekend points are more expensive than weekday so the most efficient use of points is during the adventure season weekdays.

How you purchase makes a difference also DVC sells for about $101/pt less discounts plus closing costs for a new member. Resale range from $55-100 plus closing cost depending on resort and size of contract (number of points).

Spend a few month reading the DVC forum to get educated about DVC and the purchasing and booking process, you will be a lot happier in the long run.
