Please explain MFs to me...

The way I understand, if you own a DVC share, you would have either paid your 2020 maintenance fees in full in January, or you would have been paying them monthly over the course of 2020. That would leave a maximum of 4 months of dues remaining for 2020? Are there any circumstances in which a person could purchase a resale contract now and be required to pay more than a few months of 2020 dues?

Thanks for spelling this out for me, as math skills aren't my strong point!
 
Everything is negotiable at the time of sale. If they have not used any 2020 points and you are getting them all in the deal, don't be surprised if they try to get maintenance fees. If they have used them and also borrowed next year's points (stripped contract) I personally would push for a price reduction at least equal to two years worth of fees.

Do you mean they would try to get the buyer to pay them the MFs they had already paid as part of the contract? Or the MFs are owed to Disney and the buyer would be responsible? Want to make sure I fully understand before making an offer. Thanks for your help!
 
If 2020 MF's have not been paid, it will need to be paid before contract transfer ownership. Whether you pay for it or seller pay for it is negotiable. If points all there for 2020, most sellers would expect you to pay the dues (reimburse the seller at closing). If the points are gone, and dues are paid, than you just pick up on future UY. If future UY points been used, than come 2021, you will owe dues on it (even if you have no points left to use for 2021). If that case, either offer lower than asking price, or ask the seller to give you a credit for estimated 2021 dues since the points is gone.

How you decide is up to you, but I would certainly not pay dues on points that doesn't exist if they are already used up for either 2020 or 2021.

The offer should specify who is responsible for them. They will be paid in full at close from the sale, regardless of timing. I would not pay dues on points that are used.
 
FWIW almost any contact with full current UY points will ask the buyer pay those years MF (even though the seller has already paid them to Disney in January). You can alway offer not to pay them, it’s just up to the buyer to accept that.
 
As mentioned, it is up to seller and buyer. I bought a contract in May that came with all points for 2019 and 2020...as well as banked 2018.

I paid the entire year for dues so it was added to the price and the owner got it when he was paid for the contract,

I have also bought in the fall and even with full points, did not pay dues until the next calendar year. I sold last year in October with more than half the points still there and I didn’t ask for anything for them,
