Is that a private house in a development? If so, the communities are generally gated. We've stayed at Winsdor Hills twice, and it has a gate and security guards. My oldest runs cross country, and runs daily on vacation. I felt perfectly comfortable letting her run around the development when she was 14, by herself (I did keep an eye out, but that's just Mom paranoia).
I'ts flat and fairly boring, she would do two circuits which was ~3 miles. And it's hot in July (no surprise). She likes to run barefoot. She also ran on the treadmill in the exercise room--all WH residents/guests have access to this. She's not much for treadmills, but she did like the air conditioning. Since she was under 18, I specifically asked for permission to use the treadmill for her, and as a precaution, went with her. Usually, kids aren't allowed, probably to keep rowdy teens out. But, nobody said anything--she was clearly there to work out, not goof.
Anyway, I don't know if any of that helps you at all.
