Owning All Restricted Resales Contracts - Should I Own A Small Direct Contract

We have been "right sizing" our DVC ownership. Currently we own 150 resales, restricted points, and 90 direct points. We are considering selling the 90 points (a 50 pt. and 40 pt. contract). That will leave us with all restricted resales points. 150 pts. is really enough for our needs. Is there some reason I am missing that I should own at least 25 pts. direct? We don't use points for a cruise, ABD, or Disney Collection, however I might want to use some points at DLH or PP in California.

Just wondering if I am missing something?
 
Since you are "right-sizing" your membership, I am assuming that you purchased your resale points prior to March 2011 (which may be a bad assumption). If that is the case, aren't those points "grandfathered" with the old rules? You should still be able to use those the same as direct purchased points.

the point charts for DLH and PP start at 28 pts per night in the cheapest season. a 25 pt contract (even with banking and borrowing) won't get you 2 nights in most seasons...

i don't think direct would be worth it...

I was kicking around the Disney Collection for CA resorts, but really, they run so many good cash specials I can do just as well paying cash as I would paying MF's.

Since the only guarantee is staying at my home resort, I am fine with that. I just want to be sure I'm not missing anything else...:confused3

I think that's the answer. You only need your unrestricted points if you want to use them for something other than DVC properties or RCI. Now if you're considering banking/borrowing and using those small contracts for a couple nights cruise, deluxe resort stay or Disney collection then you might consider keeping them?

From my recent experience looking to purchase DVC points now seems to be the best time to sell, especially a small contract, they are holding value per point much better right now than say a mid size contract in January kwim?
 
The only thing that comes to mind is if you ever wanted to do the Member Cruise. This year they restricted the restricted resale owners from booking it - unless they modified it once they didn't sell out. :rolleyes:

Personally I wouldn't worry about keeping direct points to pay for a more expensive than normal cruise. And who's to say they will keep that restriction in the future.

I would not sell the direct points you paid a premium for those that you are losing when you sell. I'd rent them out if you are not using them just to be able to use them for the concierge or Disney collection if your needs or wants change. I know they are not the best use of points but it's nice to have the option.

This is what I have been pondering back and forth about. My BLT points are the ones I'm considering selling and I have been able to rent or transfer at a premium. BUT we are not that enthused about the resort and I really don't want to worry about renting them every year. FWIW I will take NO loss selling these points.

Who knows what Disney will change next. If you won't miss the resort, sell for a decent price while you can. We are making some adjustments to our contracts that will now sell for 30K less then what we paid. Our BLT points will be the next to go, we just don't care for the resort. :goodvibes
