Owner new to renting our points question

I’m a long term owner and we had some extra points I thought I would try to rent. I am going through a popular broker. Not the one in Canada. They forced me to book a reservation 11 months out at our resort to rent instead of just matching us with someone who wants to rent. I want to rent points, not a reservation and I made that clear when I contacted them. They said the people who make reservations get priority. Now the reservation has sat there for over 3 weeks and I haven’t rented the points. The points should rent within a few days if would have gone through a different broker.

Can I just tell them I changed my mind and cancel that reservation? No one has purchased it. They have a glut of similar reservations available. I can figure out how to use the points.

Btw I had two reservations and complained two weeks ago that I wanted to rent now and she found someone who wanted to rent so I cancelled that reservation and booked the desired reservation. I received 70% of the rental fee and will get the other 30% when the renter check out (which doesn’t make any sense either and it’s not what my contract says when renting points).

I feel like an idiot for picking this broker. My husband didn’t want to rent because he thought it would be a big hassle. Now he says “I told you so.” Am I being impatient or am I an idiot?
 
1 - you're being impatient as to the payment. If a broker paid you all the money and then you went and canceled the reservation, they would be left holding the bag, so to speak. The broker's contract will say a certain % goes to the owner at a certain time with the remaining amount paid on the date of the reservation.

2 - as to the extra points for rent, well, unless you had a spec reservation within the next month or two, you pretty much have to wait. People don't rent points on their own; they rent the points in an actual booked reservation.

3 - You can go to a different broker. It's not too late to do that.

I don’t want to wait for 6 months to rent a reservation for next summer. It’s not necessary. I just thought I would rent them now. That’s how that broker does the point rentals. They make you book a reservation 11 months out and it just sits there for months. Dumb
 
I posted on here that a rental agency strongly suggested that I make a resie and rent it as a confirmed resie even though my points for an extremely popular home resort did not expire for 8 months. I got some flack on here for mentioning it.

I personally refused their advice.

They have hundreds of confirmed resies. I just wasn't comfortable doing it that way.

Their website has a section where they list resies that people have requested. You can look through the list and pick and choose the ones you want to book. But I found that they went quick. If you saw something in the morning it might be gone that night because another owner claimed it.

You can log in and look at that section for a few days. If you see resies that you would have wanted to book, contact the agency and ask if you can cancel your confirmed resie and switch to the method of claiming a resie.

But definitely look for a few days first. It could be that you want to get rid of 100 points at XYZ resort, but the list only shows resies more than 7 months out at different home resorts.
 

If the current set up isn't working for you, discuss it with the broker and tell them you want to offer the points for any reservations that might work.

I did, that’s why they rented some of my points. I texted yesterday and got no reply. Maybe she didn’t see the text and I was working and didn’t have time to follow up. They are very combative if you question how they do it. It’s my fault for doing business with them. I understand stand that. But my points have been available for rent for over 3 weeks and they are near a park points, so they should go fast.

I wasn’t told about this section. I’ve talked to her a free times too. I will see if I can find it.

So if we are talking about the same rental company that I believe has the most studios on confirmed reservations, I listed a prime BCV for fall. Sat there for 6 weeks. I saw them offering discounts on ones that were less than a week away. So I ended up pulling my res. Just sent an email and they took it down. I then moved to this Board's sponsor and picked up a res someone needed at a different resort and already got paid 75% of the total. I'm making a bit less money but it was so much easier.

Thank you for this information. I was able to remove the reservation I made for June 2023. I’m using the points myself. We were going to sail on the Wish instead of going to WDW but with all the bad reviews about the adult areas we decided not to do the Wish after all.

Yes, the bad news about Wish has us reconsidering ever doing it except for the DVC MC next September!

It may be our adult children/grandchildren may be using our points. It’s more rewarding than renting the points, anyway. I learned a lot about renting.

Davids let me list my points both ways. With a confirmed reservation and as available points. The confirmed reservation went first, so that’s what I went with.

Just looked at their site and they show 615 confirmed reservations with 609 being studios. To compare, the sponsor's site has 354 confirmed reservations with 153 being studios.
