What is the best way to rent DVC resorts? We are hoping to get one with a decent cancellation policy. Is David’s a good place to try?

One of the reasons I liked booking through owners here on this disboards is because some have an option to reschedule at a small cost, and sometimes even no extra cost.

With that, it is very important to keep in mind:

* The owners can only help to the extent their points are valid. Points have a final expiration date, which can vary greatly between the folks listing points to rent here (depending on if banked, borrowed or current UY, what that UY is and if the points can still be banked then what is the deadline). This does require familiarity with the DVC system, but many owners will offer up the latest dates you can decide to reschedule, and the latest dates the points must be used by. That answer will be different across owners here.

* Rescheduling may require accepting fewer options to get a new booking done. Personally that was an OK compromise for us.

For example, we’ve always rented from owners for their home priority (typically Poly or BC) and I knew rescheduling would likely mean needing to change over to a resort with more inventory and lower demand. But at least I’d still be staying deluxe WDW :)

It’s an individual choice though, depending on your risk of needing changes and comfort level.

i have rented successfully from David's and the dvc rental store (are we allowed to mention both?). The one time I rented from an owner, my dates ended up during early Covid, and while the owner tried to reschedule, I ended up losing all of my money. I also had a David's rental later in 2020, after the DVC resorts had reopened, and I was able to cancel that for a full future credit (they were able to resell the reservation)

You have to be OK with the cancellation rules.

I think davids is great for a first timer, their customer service is great and they respond to questions right away with fast and friendly service.

Dvc rental store the replies are very slow through email, they dont have a chat box with agents there, and I found they weren't as friendly.

David's is faster and fast is very important for dvc reservations

Looks like you are wanting to rent from an owner. In your shoes, I would use the board sponsor because they have an option for cancellation.

I was looking at David's from the other side (looking at renting out my points) and it said that even if the client cancelled, I would get all my money because they don't offer refunds.

I think you can get a credit from David's and use it for a future booking.

The same with dvc rental store but they do also have a refund option and thats a good point you made because I wish I would have done that option and gotten a refund because we decided to become members shoetly after booking and dont need it.

at least since were not direct we will have use to stay at VDH

The reason I didnt do the refund option was because its more money, but plans change and i should have. Im not sure about davids, but the dvc rental store has a time limit on when you can use the credit if you cancel, which also limits flexibility.

Does anyone know if as an owner when you rent out points from these sites can you just literally sell them your points or do you have to book reservations for other people?

Having to book reservations for others is a concern for people on borrowed points because its highly unlikely the reservations you book are going to cover all the points you borrowed. If so, another reason why borrowing is a bad idea

You need to do the booking. The only way someone else can book your points is to have full access to your account. I wouldn't trust anyone with that!

You can rent confirmed reservations, but you still have to call to change the lead guest.

You can rent on your own and just be very clear that you don't give refunds. People rent like that all the time on the board here. I have been kind of thinking about it myself, to cover a cruise. I want all my points, though. 😛 I'm hoping that after a few years, I'll settle down on needing so many points and be able to give up some to help pay for other vacations.

As an owner, I have used David's for a single night reservation occasionally, to unload a few points. What I do not like is the fact that if the renter cancels, it means you may get stuck. I have forgotten the details of the policy, but remember counting down until the renters checked in and I got final payment. The way I try to put the odds in my favor is to rent BCV on a weekend night if possible. I think most renters in that case are local to WDW.

I have rented in the past through disboards and never had an issue. I did have one renter ask for a full refund on a multi night stay (fairly close to check in date) which is not my policy. I declined but offered to make another reservation within the confines of my UY, etc. They didn't want that even though local to WDW. They ultimately did check in and stay so I am happy I did not give up MY points for their change of mind.

In both cases, it seemed more risky to me, the renter! :badpc:

The owner makes the reservation. When you offer points to rent you can determine if you’re willing to borrow points and how many. We’ve rented out points twice recently through David’s. Very simple and straightforward process.

I've rented out some points through David's and it was a very straightforward process and I know I'm guaranteed to receive payment. The only small downside was that they wanted a week in a Riviera resort view studio so no pressure!
