What do you think of this floor plan? Sorry this is the best picture I could get on here.

It's a townhouse and it would be our first home. It's just myself and Dear SO and our spoiled dog Sophie.


UPDATE: I added a second floorplan, just in case our top choice is sold out. Option #2 is about $3,000 dollars more than my first Option. I prefer my option 1 over option 2. They are both the same square footage.

2 bedrooms and 2.5 bathrooms, small pantry and a laundry area upstairs.
 
Nice!

Though I'm not sure you need the extra bathroom upstairs....might be cheaper to get a condo with only 2 bathrooms.

Also, I would want a walk in closet in both bedrooms. You can never have enough closet space!
 

It looks nice. Having a bathroom attached to each bedroom is nice for when you have company. It looks like there are lots of closets upstairs. Is there any downstairs?
 
I think it looks nice...to me the kitchen seems a little small, but I know what is shown is a pretty "standard" size for townhouses. My townhouse is set up with the kitchen in the front and it's about twice that size, it was one of the reasons I liked it! :)

How many square feet? (sorry if it's on there and I just didn't notice)

I like the extra full bath upstairs!! It allows you to almost "market" the home as having two master bedrooms. I have the same kind of set-up...two bedrooms each with their own full bath. Makes it very nice for guests.
 
I think it looks great! You can never have too many bathrooms.

There are 2 storage areas inside the house downstairs and another storage area on the Lanai. It's 1,338 square feet.

It isn't built yet, they would start building it in April and it would be done in Nov or Dec.

They only have 5 left, so we have to decide very soon if we want to fly out, take a look and put a deposit down.
 
The only option that I would consider if it was me would be to move the kitchen back a bit and swap the living and dining rooms.

I love the idea that the Laundry area is upstairs by the bedrooms.

If I were to change anything ~ I would reverse the Dining & Living Rooms...but thats just my opinion based on the floorplan.
 
1300 sq ft +/- is a nice size for two people and a spoiled dog!

I'd say GO FOR IT!! :)

My thoughts are: I don't think I'd want to have to walk through my kitchen (or more importantly, have guests do so) just to get to my living room. It looks like there are small walkin closets in the master, if not, I'd want them to have double doors. Otherwise you are going to have a hard time getting to some of that closet space. Pocket doors on the second bedroom might be better too. Doesn't look like a lot of counter space in the kitchen either--is it usable? Some people don't need a lot, but do you? Super small pantry. Do you cook a lot?

Look to the future. Do you plan on having a child in that house? Would you be willing to give up a guest room? Will you want space for a home office later?

I only point all this out, because this is the stuff I missed when buying my home. I never thought I'd meet DH a year later and get married and have (3) kids in this home and it is just not meeting our needs. It met them perfectly when I was a single adult hanging out with my dog, but now it is a whole different ball game.

This is what I was thinking also. When guests arrive, you open the front door you are in the dining room walk past the kitchen then to the living room.

IMHO, I think I would look into making the dining room more of a living room and the living room more of a relaxed family room.

I cook sometimes the kitchen does indeed look a little small to me as well. As far as children are concerned, they aren't planned for another 6 years (no accidents with us, we are a same sex couple), we plan to sell the home around the time dear so gets pregnant.

In comparison to where we are living now, 500 square feet, this place is HUGE and the mortgage will be less than what we pay for renting our condo. :thumbsup2

About 45 minutes, this is 4 miles from her parents new house.
Don't worry, I'll still visit you. :) I can't wait! Plus, we are still deciding, maybe we'll move a couple miles from you instead.

Ok, in the master bath, is the door to the shower in the hallway????
 
Did I look at it wrong but shouldn't the staircase be on the first floor plan? I don't see how it connects, though I'm not used to looking at blue prints so I have no idea!

I wonder if you're in a flood zone (I do flood zone determinations and when we have to do realllly new properties that are not built I love looking at the builder websites to see the pictures and layouts).

I thought you lived in Cali? This is in Florida right? Well if the mortgage is cheaper than your rent, and you plan to sell when the family extends it looks well to me. I just wish we could see real pics, but that's what sucks about buying a place that hasn't been built yet.

LOL! I thought the same thing, but then I saw she said there was an upstairs laundry, so I think what we thought was a shower was the laundry closet.

I also had the same first thought as others about switching the dining and living rooms, but depending on how differentiated the foyer is, I think it's fine the way it is. I don't really see it as walking through the kitchen to get to the living room, but down a hallway by the kitchen. And if the two were switched, you (or SO) couldn't talk to people in the living room or watch TV while doing dishes. :teeth:

The only thing that might bug me is that it looks like there is no separate shower in the master bath, just the one in the tub, is that right? Just something to think about if you're used to having a separate shower.

Do you have jobs in Florida yet? If not, do you know what you will be bringing in?

Other considerations: Home Owner's Association dues, Are there any weird rules?, What's covered by HOA?

As a starter place I think it's great. Double sinks would be nice, but more of a luxury. I'd be a little concerned about the laundry being upstairs. My parents hose once burst and flooded the entire family room. I'd imagine that would be a bigger problem if the laundry area was upstairs!
