One of those days !! small vent

Today is the day before school starts for DS 8. I planned something for everyday. We went to see Spy Kids, he got a trip to game stop & dinner at Chili's. Yesterday before we were headed to the movies the AC in our leased house just died. The outside unit is running but we smelt a slight burnt smell & the inside unit won't turn on.

First I kick myself for signing the $200 {I'm responsible for repairs}. We moved in 6/9, the water heater broke already ( I paid $20) plumber found a huge hidden water leak, & owner thankfully paid the repairs since it was obvious it was a long standing leak.

Now this !! I hope they also pay this since it's not due to lack of maintenance or our damaging it. But I'm prepared to pay. We love this house, great neighborhood, a pool, huge backyard, it has everything we wanted BUT it's always one thing or another. I fear the pool oump is next !

Well we sucked it up last night & slept terribly at home. Today we went to Mass, a restaurant (all AC) & then were able to swim in our pool. But around 6 pm even with fans it was unbearable. The temp at one point was 92 degrees inside ! We were so miserable !!

So we checked into a Holiday Inn Express ;) Sucks I saved a little through Priceline but I have very limited choices since I need to be around our house/my job & DS's school. It's always something !

Oh yeah I just went to get my blood work & I have a vitamin deficiency, the RX after insurance $92, + 72 in other prescriptions !!!

Just a small vent since I was hoping to take the family to SW for 2 days over Labor Day but there went that :sad1: Always something, I'm grateful for our emergency fund but does it always have to something, like last month DH needed new tires $250.

I understand your frustration...it's always something. But why are you paying for repairs on a leased home? I am renting a house and would call the landlord immediately....not pay for the repair myself. Are repairs addressed in your lease?

I am renting out my home in KC and I am responsible for all repairs...including the $1200 heat pump condenser that went out 2 weeks before Christmas last year. I would never expect (although I wish!) my tenant to pay for that.

Seems like when it rains it pours. Here's hoping that it all works out and you don't have to pay the ac bill and for a great 1st day of school. :goodvibes
 
It always seems like bad things happen all at one time so here's hoping that yours are all over! :) I can relate...in the past 4 months we had to replace our entire AC unit, replace our fence, and our laptop died. We had the money in savings but it is all gone now so we are hoping that was the end of repairs for a long while!

The process is I call the propert mgr., he calls the repair guy who comes out & does the estimate. In the water heater issue I paid $20 since I signed a $200 repair clause (I'm still kicking myself). The water leak needed to get fixed asap & the plumber charged $150 which I paid & then deducted from the rent.

The AC I hope it's treated the same but I won't know until the repairman comes tomorrow which the property manager is sending. But I "could" have to pay up to $200, I'm hoping I can get them to waive it since we've only lived there 2 months.

Wow...I've never heard of a "repair clause." Good deal for the landlord...not so good for the tenant.

If you end up staying there beyond when the lease is up, I'd consider negotiating that out of your lease (of course that depends on whether or not you're a good tenent, and have some leverage there...)

That stinks! Here's hoping that you're done with repairs for the rest of the year.
 
First off if this is a split unit then it could cost a "LOT" of money to fix.
Of course it might be no more then the 24 volt transformer. It is located by the evaporator. It call for the unit to turn on when the thermostat reaches the temp that you have it set for. This can still be costly, (well over a couple hundred dollars) even more if this is anold unit.

Either way I would not be paying for someone elses repairs.
I'm sure you can find a better place without that repair clause.
I know that when we were renting our landlord paid for any problems that came up.
