One Bedroom Villa Questions...

We were wondering if the one bedroom villas (in general) have enough room for five people (two adults, two teen girls, one 9 year old girl). We see that the official line on the studios and one bedroom villas is that they sleep four. The two bedroom villas sleep eight, which would be too big.

Does DVC/Disney count guests to make sure that there are only four in a studio or one bedroom? Are rollaway beds available or could we bring an air mattress?

Finally, if you rent points to stay at a DVC villa, do you pay the 15% resort tax upon check-in that you would pay if you just rented a resort hotel room?

Any light shed on these questions would be appreciated!
 
It will be tight.

The 1 BR has a Queen bed in the separate BR, and a Queen Pull out couch in the living room. When it is pulled out, there is very little room in the living room for anything else.

Someone could sleep on the floor in the BR, but it definitely won't be comfortable.

If it was for 1 or 2 nights, it may be acceptable, but for an entire vacation, I think most people would find it way too cramped.

The 2 BR would give a BR for the Adults, a BR for the teens, and a pull out couch for the 9 Y/O. Definately a better fit.

There are no additional fees AFAIK even for renting points. All taxes are pre-paid with the points.
 
If you're using points from a member than there shouldn't be any additional fees like taxes. The 1 BR has a king bed in the BR and sleep sofa (queen size) in the living room. I quess there could be room for another person on the floor, but it would be tight (for me) and there's only one bathroom. I guess the official policy is four and I don't know how tight DVC is.

At OKW there would be room for 5. The OKW units are larger than the other resorts. There is the King bed in the bedroom, the queem pull out couch, and then the other couch that sits right next to it could be slept on (it is only 2 cushions long, though), or there would still be floor space for a sleeping bag or (small twin)air mattress. My son is almost 9 and I don't think he'd mind sleeping in a sleeping bag for a while there - even a week or so. In fact, when we camp - he's on the hard ground in a bag for a week and does just fine! There are no rollaway beds, though. Yes - technically only 4 are allowed, but I do know of many instances on these boards where people have been told that 5 in the 1 bdrms are fine by the CM's at the resorts.
They are much more particular, it seems, about the studios, however! Not as much room the bend there. And even the studios in OKW don't have the floor space for a 5th person to sleep. A baby in a crib, perhaps, but not a child.
 

If you rent points there is no room tax at all. The only time you pay room tax is when you pay cash and reserve the room directly from disney like any other hotel room.

On occupencey, DVC has rules for all different reasons. Wear and tear, fire code, and so on. A one bedroom can only accomodate 4 individuals over the age of 3. I could accomdate 5 only if the fifth is 3years old or younger. If you wanted to take 5 people over the age of 3 you would either have to rent a two bedroom or a one bedroom and an additional studio depending on which resort you decide on.

Seriously, five in a 1 bdrm unit is going to little tight. 2 bdrm will sleep 8 if there are 2 people sleeping on every bed including the pull-out sofa in the LV. It's a lot of points but might be worth considering with three girls.
 
If you call MS, they will tell you 5 in a 1 bedroom is alright even though it sleeps 4. If you are at OKW, there will be plenty of room in the living room for two teens on the pull out queen sofa, and the 9 YO could sleep on the love seat quite comfortably. At the other DVC resorts, there will not be a love seat, so I guess if you feel you must conserve points, a 1 bedroom would be possible, but it will be hard with only one bathroom.

Interesting that you feel a 2 bedroom is too large for 5 when we often get a 2 bedroom for just 3! At OKW a 2 bedroom has a king bed in the master with 2 queens in the 2nd bedroom. I guess I think that would be ideal for your crew, because the 9 YO could have the living room and each teen would get their own bed and they would have their own bathroom, which is the best part!

BTW, when you rent points there is no tax.

Comfort levels will vary by guest, but we wouldn't be comfortable with 4 adults and a child somehow sharing one legitimate bed and a pull-out sofabed. Particularly not at Disney where sleep is so important after a long day.

Just because the occupancy LIMIT of a 2B is eight adults, that doesn't make it unsuitable for five. The 2B also gives you two bathrooms rather than having all 5 of you sharing just one--including the folks who sleep on the couch.
 
Two teens girls, a nine year old and two adults with only one bathroom ? I wouldn't want to try it. We always get a 2 bedroom even when we only have 3 or 4 people. If you can't afford a 2 bedroom, maybe connecting rooms at the All Stars or Pop Century would work and give you the two bathrooms.
 
The studio and one bedroom will also only have towels for four - meaning four bath towels, so if you need more, you will have to pay for them or bring your own.
 
If you can't afford the two bedroom, and MS says 5 is fine, then you will be fine. Bring a air bed for the 5th and your set. There is room in the bedroom.

Funny how people think 5 in 750 sq. ft is a problem when 1000's of WDW visitors put 4 or 5 people in less than 400 sq. ft. every day. Come to think of it, I have people that work for me living 5 people in 1 bedroom apartments that are 700 sq. ft. I say go for it.
 
Hate to jump in on this after reading the heated 15+ pages on one thread about occupancy, but i did have one question.

If you put 5 in a one bdrm, will you get 4 or 5 room keys? What about EMH hours? You need to show your room key for those, will the front desk hand out 5 keys even though occupancy states 4 in a room?

I heard MS is allowing 5 now...which means you should be able get 5 keys. As far as EMH goes, I never was asked to see more than one room key per group for EMH.

But, if there is not 5 people on a ressie, you will not be able to talk the front desk into a 5th key, so make sure MS allows all 5 names on the ressie. DH, dd and I went down in May and stayed offsite (we were chaperoning a trip of teenagers), and I let my mom and stepdad stay at BCV on my points because they were the "babysitters" of my 3yr old while my kids attended competitons at Universal, and performances and camps at Epcot. I signed dh and dd into their room so we could get a parking pass, and they could go swimming at SAB. When we went to pick up the keys, dh and dd went to "pin trade" while I stood in line at the front desk. When the CM handed me their keys, she stressed THREE times that I was not welcome to sleep in their room. I started laughing, and said "Don't worry...I will not be sleeping in that room. Neither will my husband or daughter. I am just signing them into the room in case they want to swim, or my parents want to take my dd to an early entry day, or bring her back to the room to nap." She gave me this look like I was trash, and then repeated, "Just so you know, you cannot sleep in that room." OMG!!! I couldn't believe it!! I had to be at my hotel to wake the teenagers up, and tuck them into their respective rooms each night...I was NOT trying to crash into my parent's studio (I really don't want THAT much togetherness with my mom)!!!!

Anyway....the point of my very long story....make sure all names are on the ressies, or be prepared to receive the riot act (especially at Beach Club)!!

I'll probably get a lot of static for the following, but here goes!

Hypothetical question for you all: If you owned (not a timeshare) a one bedroom condo advertised as 'sleeps four' would you tell potential renter its OK to bring a fifth person, same price?

Non-hypothetical question: Are room occupancy limits rules or guidelines?

JR, take that over to the occupancy thread.

I grew up in a family of five, we always slept five to a hotel room. Three teenage girls, one bathroom, haul a sleeping bag and put in on the floor. I wouldn't do it now, but I'm spoiled now, only have two children, and don't have to make choices like "don't go at all or sleep five in a room."

If I were going to try it, personally would bring an aerobed and blow it up in the kitchen. The master bedroom is easily big enough for a twin aerobed, but I'd put all the kids in the living room even if it turns out to look like a twelve year old's slumber party!

Crisi, Wasn't the original post a question about occupancy? Or did I miss something?

We are "empty nestors" that raised five children and have "crowded in" many times also, with the awareness of the rentor. My point is that this is a question for member services. If they agree, than the question of comfort is appropriate for this board.
Just my opinion, sorry if I offend someone.
