If Disney wanted to they could argue that any units not part of a direct sale, or the aggregate thereof, have been "deleted from inventory..

I still believe, and have not found anyone that says other wise, that as a private club "DVC" is allowed to have multiple levels of membership.

You're purchase still entitles you to membership just not the same member ship.

The bottom line is BVTC, DVC, DVCMC, etc have a way to limit the value of a third party transfer, if they so wanted.

It would be messy,
It would piss a lot of people off
And say far it has been easier on Disney's part to snatch contract via ROFR when they have people on the "waiting list"

I know two of my three BLT contracts where ROFR snatch backs.

Okay, but since a unit would have both direct and resale owners, I think it would be legally difficult to try to remove unit under that clause.

However, I do now wonder if the reading of that could potentially be applied to the new units being declarEd? I don’t know..it might be a stretch Or as you said pretty messy.
 
I believe Disney can make more reselling the second hand points then DVC owners can because Disney offers extra membership benefits when you buy direct.

I also found a paragraph in the club contract that leaves it up to BVTC sole discretion to change the club rules….

the easier way would be to raise the direct purchase price of the original 14 resorts and just start buying them back and selling them directly

In my two trips this year I have save a lot ($2500 ? i don't tract it) on food alone.
One trip was just my sone and I for a week, we saving 60 dollars a day on food
Other trip was 13 people for most meals, the average bill was 400 dollars, over the corse of a week that adds up. I think we got good value from the blue card in just food.

Every time we bought something I had the family trained to ask "do we get a DVC discount" the answer was normally yes.

What a great trip! Yes, while you were definitely an anomaly with that many at each meal, I’m glad the discounts worked out for you. You would have really saved if they still had Tables In Wonderland.

I was hinting at the new information being reported on the annual pass holder threads that resale members are now able to purchase the new Sorcerer annual pass.

Effectively, making direct membership extras pretty much null.
 
This is true, especially the Villas at Grand Californian mutual fund

Yes, and particularly now if you use funds that are in almost zero yielding bonds…I’ll take the ROI AND years of vacations over a portion of my bonds earning almost zero.

I’ll get right on that once I peel myself away from the Aulani ocean view studio I’m currently in…and the resale SSR points I’m using would be doing way better and provide way more fun than this if they were in a close to 0% bond fund😀

Im not sure if i should take offense to being called an anomaly, i would prefer dvc gifted or educated.

my mother has or normally has tables in wonderland, i dont understand why she bought something i get for free…

I spoke to DVC about the Sorcerer pass when it first came out, i though they told me it was only for direct purchase members, but if it is available to everyone maybe people will stop complaining about disney so much….
 
I think it's getting a little ridiculous the way these numbers are going. Been a member at OKW since '93. Glad I got my points within the first 10 years.
 
Think of it as an i told you so to all the people that told you it was a bad idea to buy DVC….

i bought SSR at 69 and 74 …. I have used it, rented it, borrowed against it, and now it is worth. 120 or 130 a point

BLT same thing. I bought is in the member exclusive pre purchase price at maybe 100…

anyone want to tell me what the ROFR price is for BLT now?

it is simple supply and demand….

im happy i was able to buy RR at 180… wonder where it will be in 5 years
 
I understand this point but my view of minimum being low is you end up getting too many people buying to stay in studios when not everyone can stay in studios (see copper creek). If this is an incorrect assumption I have no issue with minimum buy in being lower.
CCV also has millions of points from the Cabins that make it way worse than normal. It was a big cash cow for Disney. DVC has yet to build a DVC resort with the ideal ratio of studios, 1,2,3 bedrooms.

If Disney were to build a”Value DVC Resort” or “DVC light” that was all studios, would it Dilute the brand?

Idk if issue is balance between studio and 1br room counts as much as an issue in point cost imbalance. If you compare price of studio, 1br, and 2br points it’s generally 1x, 2x, 3x. However on open market for cash Disney prices tend to be closer to 1x, 1.5x, and 2.5x. These numbers aren’t perfect since doesn’t include lock off premium but for me ideal resort would be studio, 1br, and 2br all as 2br lockoffs with low lock off premium and closer to 1 to 1.5x cost of studio to 1br.

That is pretty much what Poly is and soon to be the bulk of VGF. I don’t think it makes a difference because studios are in high demand,

Now, given the cost, people seem to be okay with DVC being more a replacement of a hotel room vs. the home away from home concept of when it first started.

Now that I have stayed in 1 bedrooms, I won’t be booking studios because I enjoy the space!
 
I wanted to buy Riviera, until I stayed there and until DIsney put in their restrictions on resales. Now I don't really care to stay there again, and I certainly am not interested in buying there. I wonder how many people feel like I do. It seems to me that Riviera sales have been a bit soft, but I don't know. I don't think they are in the category of 'Aulani soft' but I don't think they are great, either.

If you want to see a great, well themed, well done 'European type resort' go to Portofino over at universal. Spend a good hour or three wandering the place, looking at all the pools, getting lost in the hallways, finding the gardens, and sipping coffee on the Plaza, and see what someone can REALLY do with a European type theme. I think Disney has FAILED with Riviera.
I agree. I don't see the draw for Riviera at all. If I'm paying a premium for a DVC resort, it's a DVC resort where I can walk to one of the parks. If it's a DVC resort where I can't walk to one of the parks, then I expect it to be cheaper (OKW, Saratoga, etc), or have a really cool draw/theme (AKL). Riviera doesn't seem to have any of those to me.
