Ok, what's the difference...

between Windsor Hills, Emerald Island and Formosa Estates? I'm sorry - I'm sure this gets asked all the time. We are a group of 8-10 looking to rent a house sometime fall of '09... seems each one claims to be the closest to WDW. Any pros/cons of these? So many choices, I don't know where to start. Anyone have any recommendations?

Also, we've never rented a house before... what is the proper way to go about this? Is there any "etiquette" I should know?

I am sure everyone will give their opinion on the 3 communities you gave

All of them are gated, however, Formosa Gardens does not have a clubhouse or communal pool. Windsor Hills is newer than both FG and EI, and is considered the current 'hot' community.

WH has condo's, townhomes, and upto 6 bedroom homes
EI has townhomes, and upto 7 bedroom homes
FG only has upto 8 bedroom homes.

FG homes are larger with some homes being in excess of 8000 sq ft

They are all close to each other - whichever you choose will be convenient for Disney.

They are all wonderful gated communities.
The communities are all in the same area so they are close by to the parks off the 192. They are minutes to grocer, restaurants, mini golf, ice cream and a doc in a box.

We have never stayed at either, but we are staying for the first time at Windsor Hills in December.
I did not notice if you were traveling with small children, but WH has an awesome playground area!!
I was torn between WH & Wp, and someone here suggested I let our 3 1/2 yr old dd look at the 2 and see which she liked.... As soon as she saw the cool playground at WH... we knew where we had to stay,lol!
