Ok have decided not to do package but to go down the DIY route so please excuse all the questions I am sure to have over the coming months.
Question 1
How do I check/ is there a way to check that a villa I see on a site like ownersdirect or 360 villas is genuine.
Question 2
If I book a year in advance and pay by credit card and something goes wrong will the credit card protect me.

Hi there
I have rented a few properties from VRBO and I normally check on the property appraiser website. I looked at the Osceola County property appraiser site, you need to enter the address or surname of the owner ant then it shows details of what is on record. So I entered the surname of the people I was renting from, it then confirmed they owned the property they were renting to me and other details such as when they bought it and that the taxes were up to date.

VRBO is Vacation Rental by Owner, a bit like Owners Direct.

As for credit card protection, I found this on Money Savings Expert
Get protection if the company you buy from goes bust

Buy something costing £100+ on a credit (NOT debit) card, and underSection 75 of the Consumer Credit Act, your lender is jointly liable with the retailer.

If the company goes kaput and you can't contact it about problems or any other issue, you have exactly the same consumer rights with the card company as you do with the retailer to get money back or compensation.

So if you're ordering an expensive product, do it on a credit card for safety, though of course ALWAYS pay it off in full to avoid interest. For more info including what counts as "spending £100" and how to make a claim, see the full Section 75 guide.
