Oh My!!! Did you see the OKW listing....

for $73,000??!!!

1000 points. Wow....that's a LOT of points. I have never seen one contract that big!! I wish them luck trying to sell it.

I thought the same thing. I WISH i could afford that.
 
DVC will probably pick up something this large and split up into smaller contracts. What's the DVC add-on rate, $95? Not bad, a 30% ROI for DVC!

Or, look at it from an "investor" standpoint...

Spend $73k and rent out the points for $10 a pop.

Subtract out dues, and you're looking at about 8.5% IRR which should increase over time as cost of points increase, which will increase the value of the point rental. Not to mention the (hopeful) increae of value of the points themselves as DVC raises the cost to purchase.

Or, you could just take that $73 grand and put it in a CD and make all of 2%.
 
Yes, but DVC can't "pick it up" until someone else makes an offer.... So now you have to find someone to make an offer on 1,000 points.

I PERSONALLY DOUBT THE PRICE WILL EVER GO UP ON THE RENT BOARD. PEOPLE WILL RENT FOR $10 WHEN POINTS COST $200 A PIECE AND MAINTAINENCE IS $5,000 A YEAR FOR A 150 POINT CONTRACT..

There has been a BCV 500 point contract on the list FOREVER, and those usually don't last long at all. Someone has to make an offer on both of these before Disney can step in. I can't imagine someone buying that many points all at once, and now they are going to have trouble getting rid of them.
 
laceemouse...that was my thought exactly!! I would LOVE 1000 points...but, not on one contract! I wonder what that guide was thinking...why not suggest breaking them up?

8.5% is way too high, IMHO. After you factor in your time (mine sure isn't free, LOL), taxes on the rental income and the risk involved, that 2% sure thing might look pretty good. ::yes::

Renting points is not as easy as one might think just from reading posts here on the DIS! JMHO. YMMV.

There was another contract a few years ago that was a 1000 points. It was a bargain at $50/pt

HHMMMM, let's see..... that would get me 5 weeks in a one bedroom Jan 1- Feb 7 and then a week in a one bedroom in Sept.

We don't rent our points out on here especially after we found the place and saw points renting for only 10 dollars. We have a network of people we rent to and we never go below 12 to 13 dollars a point.
 
Well for your "networks" sake, lets hope your network finds this place and can save a few bucks!
