Off site location help

We are thinking of going to Disney next year January with 3 other single adults and one other family of 4. We are a family of 6. Looking for as cheap as it gets with clean house and pool. Probably 4 bedroom. I've looked at VRBO but once you click on Orlando it pops up with a myriad of places. And none really say what is close to Disney. Some even claim to be close enough to see fireworks. Any help with what location to choose would be appreciated. And if anyone has stayed at a particular house they can recommend I would appreciate that also. I'm intrigued by the VRBO because you cut out the middle man but would hate to be scammed and get a dirty house with no other recourse.
