Hello - newbie here so please help.

Thinking of buy at OKW or BWV. With 3 kids I will probably need a grand villa in the future so I need to purchase in the neighborhood of 370-420 pts.

What are your thoughts on buying them all now if I can find a resale or buying smaller amounts as add-ons?

Three kids, three 150 point OKW resales. A good reason to have seperate contracts is selling them. If you ever want to sell or if your habits change, selling smaller contracts is much easier. Also, you could give them to the kids one day.

I would buy them all now. The points are just going to keep going up for the next ten years at least.
 
How often will you go, how long will you stay, what time of year? Also how often do you think you'd need a GV. On the surface, I'd say you should consider around 270-300 points at OKW. More if you plan for Xmas or Easter or staying longer than a week, maybe even less if you anticipate missing an occasional year or part of the kids won't go each time.

I would agree with Rich in thinking about three different smaller contracts. I also believe that the prices are likely to keep going up over the next 10-15 years so you have a tough decision on buying now or waiting till you need the extra points.

Buy where you will want to stay most. Grand Villas are some of the harder resevations to secure and you'll want that 11 month home resort advantage.

If you review the point requirements for the trips your planning you'll notice a big difference between GV point requirements at BWV (I believe there are 9 available units) and OKW (Over 20 units available? Somone else can better tell you about OKW). Separate contracts is a good idea, as well as buying as soon as you are able. Good luck.

I expect to go once a year, 6 or 7 nights each time, during the Adventure/Choice seasons.
We are renting pts for a 2br in November.
Yes I did notice the huge difference in point requirements between OKC and BWV for GVs.

Time to start shopping resales!!
 
220-270 points at OKW should get you set depending on the Adventure vs Choice breakdown and how often you want to use the other DVC resorts outside OKW. I wouldn't go less than 200 but think you could make 200 workable. Since you're looking resale, no way I'd go with multiple contracts as you'll have to go through ROFR multiple times as well and your closing costs will increase dramatically though I do agree with the principle of owning more smaller contracts instead of one larger one.
 
Since you like both OKW and BWV, you might consider buying a 200 or so contract at each. You can alternate stays if you like, and with banking and borrowing, you'll still have 400 points at your home resort each year.
 
Just wondering, are all your kids demanding separate bedrooms? They can each have their own bed in a 2 BR. If they're willing to share beds, there's even enough room for each one to bring a friend. Of course with that crowd, you'd have to stay at OKW. Diana
