Odd dilemma... direct purchase

I've asked several questions on this board and everyone has been very helpful. I'm here now asking for some opinions. Originally I was looking to by OKW and I talked to my guide. I waited "to think". I got a call today and we talked some numbers. With new discounts, it seems that the cost for points is quite favorable. Now I'm torn between OKW, SSR, and RIV. (can't believe RIv is in the running.) I'm overwhelmed with trying to make a decision. So many factors to consider! I like OKW (the vibe is so calm, and really large rooms), SSR (being refurbished is nice and close to DS), RIV (nice and new, skyliner) ( I have no intention to sell so the re-sale thing is not an issue and having RIV availabe at 11 months would be nice) UG!! what to do....
 
It seems you like them all but I will say that getting RIV at 7 months will be harder than SSR and OKW,

SSR and OKW is cheaper but your options to parks is only bus where RIV at least has the Skyliner which is great.

I do own both RIV and SSR but only bought SSR so I could use them as sleep around points and move up to 1 bedrooms more often.
 
Your best bet is to write down the options to compare that you favor most to include:

Buy in cost, length of contract, amenities, transportation (types as well, boat being the best) , views, closeness to park of choice, food choices, lots of options but write down those which you favor most.

Have you stayed at all three resorts? Could be a factor it is for some people. Remember your buying a vacation, memories and good times hopefully so add that to the equation.
 

My daughter has started a spreadsheets :D The family is meeting in a few days. She’s putting together all the facts and figures. Should be interesting!
 
Sounds like fun (and our family)! We share all the DVC info with our son and DIL so they will understand it someday when it is all theirs! Enjoy! pixiedust:
 
Most people do not buy intending to sell. Stuff happens. I think when you discuss intent to sell, you need to ask yourself if you are willing to have the purchase be sunk cost, and not assume it will never be an asset/liability you want/need to get rid of.
 
If you like all three, my advice is to focus primarily on dues and the point charts.

A studio at OKW will cost a lot fewer points per night than will one at the Riviera.
 
Elevators count!! OKW does not have them in most of the buildings. As you age, this will become important. SSR would be my vote. You'll get more points for the buck and you can still stay at OKW (lots of availability) and DRR can be had at 7 months but not as easily. Personally we have no interest in DRR. If I was doing a purchase, I would go resale and pocket the money. Best of luck in your decision and enjoy your future resort.
 
If you plan on booking Grand Villas, make sure you buy at that resort since often the GVs requiring fewer points (like OKW) are often gone at seven months out. We did book RIV in a one bedroom villa for three nights in May about a month or two ago. It may be covid making availability (we also got BWV standard, KV-standard with short notice). If you plan on Spring Break, Christmas/New Years, early Dec, own at the resort you want to book. It is hard to find these dates at seven months out during normal times. Summer months are not difficult for any resort.

Currently watching LOTS of DVC videos, soaking it all up. We were offered some nice incentives (especially for RIV)

I would not buy RIV because of the resale restrictions.

There are reasons that you might need to sell, like I know that if something happens to me, my family can easily offload my DVC and it is not a burden. No one knows what will happen to RIV resale. The easy and we’ll defined resale is the only reason I bought into DVC at all.
 
if you are getting a larger amount of points, say more than 250, I say Riv. I would get them in 2 contracts though. If you are getting a smaller amount I would go OKW (Still get two contracts).
My logic is for your first main resort you should have enough points for a 1 bedroom most of the year for a stay of five days. It gives you the most options without over committing too many points. And having it divided into two contracts help if you ever have to resale.
 
Riviera is selling well on the resale market and there is no reason to believe it won’t. I wouldn’t let that decision impact your decision as to where to but, unless you know a sale is very likely.
 
pixiedust:AND THE RESULTS ARE: 5 votes for OKW and 1 for SSR. RIV was quickly put out of the running. Now to figure out UY, and exactly how many points :)

Just want to mention, if going direct for OKW, that they may not have all the points you want in the UY you want because it is a sold out resort.

People have had to sometimes go on a waitlist for them. But congrats!,
