As with any commodity, you can only push up prices so high without destroying demand. Also, there has to be some “meat on the bone” to entice the buyer since they are making a large upfront payment , making a multi-decade commitment to annual dues, and forgoing future growth on the buy-in.
 
That is not good if it holds true. No wonder they made it cheaper than RIV…and some of November would have included new sales with the new incentives.

I think given the 2 week lag from the sale date to the recording by Orange County, it’s unlikely to have included more than a trivial amount of sales from the new incentives.
 
FWIW November looks a lot like October. I’m not as good at this OC Database stuff as @wdrl but I’m getting 78K riviera points sold vs 38K VGF. Both just awful numbers but VGF is astounding.
FWIW @wdrl got the same numbers when he did his monthly analysis. Brutal sales.

I bought SSR at $180 this year. Cannot believe that it is now $205pp. Would reconsider another resort had it been the latter. We only wanted to add on because resale was SSR and still was the best option for us at the time.

I know inventory on direct points is limited on the ones they're not actively selling, but this is still interesting data.

Poly was #3 on points, 1,950 on 14 contracts, avg. 140pts per contract. AKV was actually #3 on direct contracts, 23 for 1,827pts, avg. 80pts per contract. Small addons for existing DVC members?

Also I didn't realize (or had heard but had forgotten) DVD sells fixed-week contracts on the ones they're actively selling. Is there any areas a fixed week contract would have advantage vs. the typical points? Guaranteeing a room category without having to book it right at 11 months?

The second is a recent phenomenon, weeks around Disney marathon runs. Getting rooms during the weekends of any of the Marathons is not easy, and getting the guarantee week solves the aggravation.

Yea, they can be converted back to the amount of points of that fixed week contract.

They used to be worth it before they updated the fixed week charts earlier this year. Prior to the update, a fixed week for the second week of November for a RIV standard studio was 130 point contract. Now, it's a 153 contract for that same week, and from the 2023/2024 point charts it only costs 138 points to book. So you're paying a significant premium (almost one night's worth of points) to have a guaranteed week. Haven't done any additional analysis for other weeks/resorts (we almost purchased that week in November until we did the math). I don't care how much demand there is for a particular event, I'm not paying that much extra to get a room.
