Now what are my chances?

Well We were just ROFRd on a SSR contract. Trying again, but closing wont happen until mid December-and that's if all goes smoothly.
We are looking to use points for President's week, needing a 1 bedroom.
If we do pass ROFR what do you think my chances will be being able to secure a reservation at SSr or OKW for that week?
At this point I'm not sure if I should rent points and then rent my own when I finally have a passing contract.
AP rates are not out yet so I'm kind of waiting to see what those will be (if they'll even be) and just book a room.

Don't know what to do.

Why don't you make a room only reservation with the best discount that you can get for a regular room. Make sure that the discount you use gives you the most flexible cancellation. This will give you the best ability to cancel if you can use your points. In fact, you can even waitlist almost up to the end depending on your cancellation policy.

Over the summer, I had a similar experience. I reserved a room at POFQ so I had a res while I was in the process of closing on a resale. My contract closed and my points came through the end of July and my trip was late august. I ended up keeping a few of my nights at POFQ and then got 2 nights BCV and a week at WLV. I felt really lucky. Of course Presidents week is much tighter for availability but you never know. I find that I do better with reservations at less than 7 months than what I thought it would be like from what people say. Flexibility is key.

If you don't make one now, and you cannot get a room, without changing your room once or twice, will you be devastated? maybe pay rack rate and go anyway, or .. "who cares I'll go some other time, or I don't mind switching rooms with what ever is left"?
If it is the 1st make a RSVP somewhere you want it now. If it works out GREAT. If it doesn't and you don't you will probably will find another use for the points

If it is the 2nd, then don't make the RSVP and don't worry.

We began an SSR resale on Sept. 16th, and we don't have the points in our account, and it's more than a month and a half since we began. I would not count on using your own points for a February reservation. Renting would be an option. I think I saw some "bargains" in the rent trade board of points that had to be used by the end of February, maybe that would work for you.
