Notarised Affidavit required for UK cash purchase?

We have just received and signed closing documents after passing ROFR, received an email a few days before saying a notarised affidavit was required by law since July 1 2023. I haven’t seen this mentioned or discussed anywhere previously, nor has it been mentioned at any point through the process by the real estate or closing company. Can anyone confirm whether this is required and a necessary cost or will things progress without it?

Are you using DVC title and escrow by any chance as the title company ?

This has come top multiple times for all UK buyers. You should be able to use an online notary based in US. closing company should tell you more info.

Yes it is DVC title and escrow - it’s just a part of the process I’ve not seen discussed as a requirement before and other people I have talked to said they didn’t have to go through that process.

I believe it is now. DVC title and escrow seam to be the ones who have asked for it to be done a lot. But they might just have market share of international buyers. The dibb forum has a thread about it

Most of the title companies are now asking for it. Disney also requires it for direct purchases.
