Not Worth Purchasing Resale

i presume its a reference to small business loans that were a part of cares act stimulus, which, while there may have been stipulations around the uses of those direct funds, did in theory put $ in the pockets of people who may have been more well off. If you're a small biz owner and were able to get your PPP loan forgiven (and still managed to bring in some revenue), you may have come out "ahead".

Yes, doctors operating as small businesses were eligible for PPP loans (federal stimulus) which were forgivable if used for eligible expenses. That's what I figured they meant. I can be wrong obviously.
 
We were looking for a small BWV contract to add on just to be able to stay a couple of nights in a studio. I knew the odds were against me and we'd always believed hard in the 'wait for a great deal' motto.

The last year has changed that. We lost a long time friend to cancer in May and they never found the original cancer. Another died in June from Covid. She was a Disney fanatic and we'd known her since junior high school. Another friend has an appointment with a cancer center but has no idea what battle she's facing. The Dr.s haven't told her test results yet. If there's anything the last year has taught us is....do it now while you still can. There are no guarantees of a tomorrow.

So we gave up the search earlier this summer and added on a small contract direct at BWV. Luckily, Disney had the points. The points were in our account in 5 hrs. Yes, we paid more than resale but the average price per point in all our contracts is $115 per point. We did well with the others so didn't mind this splurge. (It also brought us up to the 150 blue card as our resale contracts were prior to 2011) I hope we have years to enjoy those points but you really and truly never know.

New motto: Have desert first if you want to, don't put off that bucket list and do what brings you joy.
Im sorry about your friends, that’s just terrible. And I’m sorry that you’ve had that amount of recent tragedy to deal with.

On the DVC topic, I’m not going to stop going to Disney without DVC, I’m just going to utilize other methods of booking cheap stays until/if the DVC math is better than the non-DVC math. We just did a trip in a family suite, we’re doing off site at Disneyland this fall, and we have a Deluxe WDW stay booked for January on a not-publicly-available rate that we have legitimate access to, and all three of those trips will make us very happy.

For me, owning DVC would be a choice made for financially practical reasons, not to satisfy a desire, and if it never happens, it means I am happier without it. I have gathered reading these boards that that is unusual, but it’s why I haven’t bought. Our 3 trips this year are “cheaper” than owning DVC at current resale prices and our experience isn’t degradated enough to justify spending to close the gap. For someone who has different values I’m sure the calculation is different.

I'd prefer to wait and see if they decide to clarify what they meant.
 
I'm actually a little surprised any VGF contracts moved after the new villa announcement. I know people are speculating in every direction, but considering how many open questions are out there (with that and APs being TBD), the average sales price through July kinda stunned me.
Agreed. It’s hard for me to understand why anyone is buying resale VGF now, even in the range considered a bargain, $170-$180. If the price is around $225, without incentives, for me it makes more sense to go direct. And I think the resale price could fall to $160 or lower once direct sales start, so everyone buying now could face a loss next year.

Agreed. Blue card and incentives would have me waiting to buy VGF2 direct for the price current price delta.

Will Disney stop ROFR on VGF once VGF2 goes on sale? I know they don't do ROFR on resorts they're actively selling but not sure if that applies to expansions of existing resorts.

They haven't bought any vgf back in months, and very little all year.
 
What if........ VGF2 did something cool like a rooftop fireworks viewing area (with a dole whip stand). Since they will be mostly studio units (which everyone wants anyway) people will HAVE to own some points there. What do you think Disney will set the offering at ?? hint; opposite of cheap

There's nowhere to put that on the existing building. To do something like that would take permits, so I guess we will know soon enough. Perks like TOTW cost money, which DVC has not been spending lately, even before Covid.

Besides, they would have announced that, I would think.

I'm still voting for club level. Throw out a cheese plate and some cupcakes and watch the money flow. DVC's version of Club Level VGF could be a totally dumbed down food offering and sleeping on a sofabed, a queen size mattress and no concierge, and we'd still eat it up and they'd sell it forever. Oh, you want theme park view AND club level? 50 points.
 
Though it might not be a fireworks viewing platform, I’m sure Disney is holding back more than one cool feature about the new VGF building. There’s got to be a few fun surprises.

Were there any fun surprises stemming from the Longhouse conversion at Poly? That's the best comp I can think of from a facilities standpoint.

Also, if you assume that you'll be able to get back down the line at least what you initially paid for your DVC contracts (historically a valid assumption), then the cost of your vacations is roughly what you pay in maintenance fees, which is probably considerably less than what you're paying now. Of course I'm not factoring in the opportunity cost of the money for the purchase price, but whatever you did with the funds instead might very well deliver a return below the higher price you'd ultimately get at resale.

And if you do, sooner or later, buy when you feel the math works better for you, you'll also have to factor in the cost of all these current non DVC vacations, when you might have been able to buy into DVC at a lower price and use the points instead.

Hahaha you don’t need to sell it on Disney’s behalf. I don’t want it at current prices. End of story.
