NOT DVC purchase...records search question

We have an opportunity to get a timeshare from a friend of ours who no longer goes to the place and doesn't want to continue paying the yearly maintenance fees. It would work perfectly for us in conjunction with the number of DVC contracts we already have. There will be virtually no money involved...more or less they just want to dump it. I've already searched resales for this particular place and they are selling for what the yearly dues are.

I've been checking the Orange County records website and have found the recorded deed and mortgage. What I can't figure out is how to check and see if they are in arrears with taxes. I looked at tax deed sales but their name doesn't come up. But what I really want to look at is the yearly recording of taxes paid. Anyone know what I can do?

The property taxes would be paid by the condo association from the monies received from the individual owners. Only the condo association would know if an individual owner is behind on their portion of the maintenance fees.
 
Thank you for your response. I should just really ask my friend if they are up to date and all that, but don't want her to feel insulted (like I don't trust her). But I am a realist and know that sometimes things aren't what you think they might be. Thanks!
