non member upgrades

Hello all
I dont post on her much. But would like the opinions of fellow DVC members.

Currently Disney are offering moderate resort guests free upgrades to 1 bedrooms At SSR during September/October.
Now im all for free upgrades but surely DVC members should get free upgrades to bigger accomadation in your home resort before non members.
I have emailed MS to express my concerns
 
The villas being used for those upgrades are owned by Disney, they're not part of member inventory. They're given for promotional purposes, to entice people to buy into DVC. Why would they just give them away to members?
 
Disney as the Disney Vacation Development (DVD) owns a portion (no less than 2%) of each DVC resort. These villas are the ones that show up on CRO's website. DVD can do whatever they want with their villas and DVD pays the dues on these villas/points just like all members do. Also all DVC villas that are not rented at 60 days are sent to CRO for cash reservations. The reason for sending the villas over to CRO is in hopes that more money that can come back to the DVC and keep the annual dues down.

Giving free upgrades to DVC members by MS would not generate any cash for the DVC and is not part of the POS (Public Offering Statement) for each DVC resort. Remember, empty rooms means higher annual dues as the budgets are set up based on reservations for 50 weeks of the year for each villa at all of the resorts.
 

Also, I would be pretty annoyed if they made a regular habit of upgrading members and letting them get more value for their points than I do. It makes sense for nonmembers for promotional reasons.

I would imagine that unless there is a mechanical problem with the room you booked and no more rooms of similiar type were available that upgrades are probably a breach of contract somehow or possibly even illegal.

There are also rooms sent to CRO when a member trades out of DVC. For example, a cruise. The cash generated from these rooms pays for the member's outside accomodation.

CRO rooms are sitting empty at SSR. People are looking for value and moderate rooms and they are full. So Disney's solution is to upgrade some people to SSR, they may like it and buy DVC. That frees up a room they can sell at the original resort. The root of it is CRO has a hard time filling SSR even at discounted prices. Even if they don't buy DVC, some people may like it and stay there next time.

The biggest source of non-member inventory at DRC comes from the points used by DVC members for non-DVC options like the Disney Collection (including the cruise), Concierge Collection, and ABD.

The 2-4% of villas retained by DVD are primarily used to replace member inventory taken out-of-service for maintenance and renovation.

The 60-day inventory rented by DRC even benefits members because some of that profit is used to offset our dues (it is included as an income line-item in the year-end statement).
 
What CRO does with rooms turned over to them is up to them. I wouldn't expect an upgrade as an owner because it's a timeshare. It'd be like me buying a 2nd property and getting upgraded from a 3 BR home to 4.

This is common on cruises, too. Once the inside value state rooms are sold and demand remains high, some get upgraded to the less popular rooms to make more inventory in the desired category.

Right, and it wouldn't be fair to people who always book the 1 & 2 brs because we are not likely to ever be upgraded.

I wouldn't care if there was something wrong with a room or group of rooms and they had to upgrade or if something happened to a reservation and it required an upgrade. If you travel often enough you have probably been upgraded a couple of times for these reasons, I know I have.
