I just got off the phone with my guide. I was looking into adding on 25-50 pts at BWV. She told me that as of tomorrow, they would be no longer doing a waitlist. That they would take all your info for a new contract and submit it. If you got it, fine...if not..oh well. She said it was almost as if they were penalizing families for trying to add on. She wanted to take my info and put it thru on Tues. If it didn't go through, then she would call me and tell me no. Then she would resubmit it again. This would happen on a daily basis with her calling me each day with an answer! Told her I would have to get back to her. She did say that she could offer me Saratoga at $84 for an add-on tho. Nope, don't want to split up my contracts. What am I going to do with 50 pts. at SS and the rest at BWVs?? And two different UYs.

Yep, I just got off the phone with my guide and was told the same thing! The old wait lists have been dissolved. The guides themselves just found out about this. Now you have to give them a CC so they can write up a contract and if the pts become available then the contract is submitted and your CC charged the deposit.
Also all the existing DVC resort pts are being sold at $84.00 only SSR is going up to $95.00.
I was asking about BWV pts and my guide said there are very few pts to be had in any of the use years.

Does this mean there will be more or less ROFR happing????

Yep, same thing my guide told me 3 1/2 weeks ago. I wanted more BWV points and she told me there was no more waitlist. She verified my credit card info and said she has to check daily for me. Seems to me that it just depends on luck now. If you have a good guide who checks for you alot, you might get the points. I don't know....this is the way I understood it.

Looks like I might have to save my $$$ for a resale add on. I don't want SSR - I love my BWV!!

It's true, it's true! My guide just gave me the same speile.. he also said 300 points were coming avilable in my uy and home resort tomorrow.. so I gave him my cc# and he will try to snag 30 of them for me.. keep your fingers crossed for me please..

sounds like a bit of a zoo there now. (or is it naddasu?)
If anyone has suggestions on how to break this add on to DW, I would appreciate it. (maybe I can blame it on dvcpsychosis)

Anyone's guide inform them how the points that DVC acquires in the future through repo or ROFR will be marketed? Seems to me this is counter-productive if you already have a waiting buyer, versus a public that may/may not know the points are available for purchase.

What my guide said was they have found with the waitlist, that when points become available they play phone tag with the member for a while, and then the member decides he doesn't want the points. Now a member needs to have a decision made when he contacts his guide because a CC will be charged 500 bucks when the points become available.

I would imagine it is a still waitlist of some sorts (first come, first served), except a lot more efficient since the contract is made out and waiting in que for point availability. Only difference that I can see is it will cost a member $500 to back out when contacted by his guide to finalize a purchase.

Once a resort is sold out.. I don't think they would ever need to remarket it to the public. I expect the guides have plenty of referrals for new memberships on sold out resorts if ever there were enough points.

I would say this means more of ROFL.

Disney want to know that if they ROFL they have a buyer immediately. I am happy to give my credit card details over if it means I can get my add on. I know I want it and it shows I am serious.

wait... so the new policy is that the $500 deposit is non-refundable if you change your mind and don't want to add-on anymore when the points finally come in?

i'm confused...

While I understand the sentiment, I doubt they could do it non refundable with the timeshare purchase laws.

This doesn't sound too different from when I did my BCV add on back last August. I was told they were just starting to require a CC so that when the points became available they would automatically put the contract through. This was around the time BCV was close to selling out. I was told my use year was sold out, but the add on went through in less than a week.

It just sounds like to me they are getting more strict with this and using this spiel as a way to encourage more people to buy at SSR instead.

I'm wondering if DVC is going to pass ROFR more now and concentrate on SSR. Maybe why there are so many resales right now? I wonder if this will cause the resale value to go down some?

So, with the way it stands now, do you all think it is feasible to call my guide on Tuesday and give her a cc and tell her I want just 25-30 pts. at BWV? If I can't get my June UY, will it make a huge difference down the road? We normally vacation in August and November, never in the spring.

Just a few things my guide told me yesterday that may answer a few of the questions.
The deposit is refundable, if for whatever reason you change your mind or can not get financing (if needed).
The points being sold will be for your current use year. They will be a seperate contract but with the same use year. I do not know if you can request a different UY, I did not ask since I like to keep all my pts at the same resort and with the same UY.
The the members on the now dissolved BWV wait list were current BWV members who want to add on, however DVC members can notify their guide to look for available pts at any DVC resort.
My guide said the number of members on the list was very large and the prospect of many of these members getting additional points at BWV does not look promising.
All DVC guides have been provided with the info regarding who was on the old wait lists. The guides will be contacting these members to explain the change and get the CC info, if the member is interested.

I wonder if this means Disney will do more ROFR with more confidence backed by a more committed "wait list"

I always was curious what the guides made on a ROFR generated filling of the waitlist/resale and how much it costs DVC fully loaded to execute a ROFR and turn it around for sale:

Fully loaded net=

Price sold at of ROFR points - assume $84

LESS

ROFR buy back level
Mtce Fees if any
Admin Cost of ROFR
Commission to Guides

thanks

I should stop reading this thread because we are just beginning ROFR process. It's making me even more nervous than the last time! Don't know whether we should be on the waitlist just in case. Or maybe having lots of committed folks on the waitlist will only make it more likely that we will lose our resale.

Given that we're all expecting SSR&S to be selling for a number of years, I'd expect this is designed to encourage us to buy SSR instead of at the old resorts...

While disney makes an initial profit on RoFR sales, it doesn't help them move points from developer inventory (where Disney pays the maintenance) into member inventory (where we pay the maintenance). A private sale of 'old' DVC points doesn't help reduce disney's maintenance costs for SSR and it probably costs more to process RoFR point add-ons thanks to all of the administrative hassle and all of the paperwork involved with selling say 6 25 point add-ons vs. 1 150 point sale.

In otherwords, this might reduce the threat of RoFR action since new SSR sales means more income ($95/pt) and lower expenses (less cost to sell).

we are already on the waitlist for an OKw add on with a June use year. Does this mean that I now have to contact my guide and start the process again, or should he phone me and offer me this new scheme!?!!

Supposedly guides should be making calls. But I would call him/her if you are interested. Guides are pretty busy with all of this new stuff. Don't want to be left out if the waitlist guarantees the current rate, as has been reported by some.

I received a message from my guide. The voice mail indicates that she recommends going with Saratoga. DW and I were hoping to just add on at BCV so that we don't have points scattered at three (we have VWL points, too) resorts. It makes it tough to book easily, when you have to juggle the 7 months out and 11 months out.
