Next Resort Build

I tend to agree with the statement that any off property resort is just going to add to the 7 months strain booking at WDW.

I would say upwards of 50% or more people who buy into places like HH or VB tend to go to Disney just as much as there home resorts, if not more.

I would love to see a few log houses at Poly added to DVC. I would addon as soon as they started selling.

True, the number of available spaces will increase, but the number of members trying to get Thanksgiving week, Christmas week, Spring Break/Easter will also increase. And in greater numbers. Lots of members with kids can only go during school breaks.

The members who bought HHI and VB for the lower price. And the East Coast owners at GCV will also want WDW DVC villas at 7 months. 7 months is going to be harder to get.
 

I think MK and Epcot Resorts are really so desired that another resort in either area would be just horrid. I think we have to go outside that box and build a DVC resort that is not dependent on a park...maybe a really cool water park type resort. We know they can do it. Blizzard Beach and Typhoon Lagoon are great....just build an Atlantis type resort only much Disney better and we have a whole new different field to play on.
 
Deb & Bill...I guess we'll have to agree to disagree. If the number of units increases, and the number of owners increases, then the only way it would be harder to get Thanksgiving is if a greater percentage of owners decide that they want those weeks. That is impossible to predict. If that percentage increased, it would negatively impact availability whether there were 10 units or 10,000.

It seems like your argument is more against people who bought outside of Disney World. I actually think those people might have a greater COUNTER argument. Here is my reasoning.....When most people bought their Disney World DVC's, they were imagining annual Disney trips. Of course, the kids get older, life gets more complicated, and many people no longer want to visit Disney every single year. That is when a trip to Hilton Head - or any other place where they might build - becomes more appealing. As a percentage of Disney DVC resorts, they represent a small number of units. Even if a tiny percentage of owners want to go to Hilton Head, it overwhelms the resort. On the contrary, if a higher percentage of Hilton Head owners want to go to Disney World, it only represents a small percentage of people trying to trade in. On top of that, I am sure that Disney manages the ins and outs - and balances things - through trading in/out with RCI. I don't think that it will ever be the problem that anyone predicts.

As for me, we are about to take our second trip this year to Disney. After this one, we are going to take a year off. We'll probably do a cruise on a non Disney cruise line. When we come back to Disney, we'll have 420 points to spend. I might be up for an extra long trip - or two trips in one year - but at this point I think I wouldn't mind better options to trade out. As my kids get older, trading out will probably be more appealing as we try to show them a bit more of the country/world, even if that is only every second or third year.

No, it appearst that way, but no.

I just think there are going to be more vacant rooms on weekends, in early Sept, early May, early Feb. So the owners who represent those points will make it harder for the busier times.
 
I actually feel that if DVC STOPS building, and sells out their inventory, THEN it will be hard to get anything at 7 months, because there will be no excess inventory to allow for the flexibility. It would imply 100% utilization across the board. Even 11 months out could be more problematic.

P.S. My heart is with the Poly. GF would be cool, but we have not stayed there before.

Fitting it somewhere is the problem.

I don't see how other resorts would affect 11 months out. I only own at BWV, so I only compete with BWV owners from 8 to 11 months. If they build 10 new resorts, I'm still only competing with BWV owners from 8 to 11 months.

As a new resort is built, some people will sell existing points to take in the new resort. Disney will ROFR some portion of them, and they become excess inventory. I admit, the amounts are pretty small.

On the declaration side, they can't sell it until it is declared, and then they have to sell it. Eventually the whole resort is declared, but they are still selling. Is AKV sold out yet? How long did it take to sell out SSR after it was completely declared (not counting THV)?

Tearing down a wing at the CR and putting in the big building at least fit with the theming of the existing structure. Butting in a massive building at Poly wouldn't fit as well, unless they keep the number of rooms real small (like at GC).

I'd like to see maybe.... Newport, Virginia Beach, Montauk, San Diego, New Orleans, Aspen and so many others.

I totally like the VA Beach idea! (especially since the II exchanges have been yanked out from under us!)... as you said lots of other off site places. Nags Head, Myrtle Beach... OH yeah.. how 'bout Rehobeth Beach, DE ;)
 
I'm guessing the next build will be tearing down the other garden wing at the contemporary and putting in another tower. Just a guess.

Also, I'd like to see them do something to increase the appeal of SSR. Just splitting the resort into two separate bus routes and increasing the size of the counter service area would help a lot. How about a great character breakfast at the Turf Club? It really wouldn't be that hard to add to the appeal there, and that would help balance out bookings at 7 months and 11 months.

My dream build? Convert what's left of the POP debacle to a pet-friendly DVC with a dog park, splash area for pets, etc. I'd be willing to pay higher fees for this kind of resort. The kennels are awful after they outsourced them.
 
I agree about doing something with SSR. It could easily be TWO different DVC resorts. I haven't looked at a map of the place lately, but I wonder if they could build another main check-in/pool/restaurant area and essentially split the resort like they do with Port Orleans. I doubt they'd retheme the two sides to make them different, but I think owners and potential owners would respond well if they didn't have to walk so far to the main area.

Another option would be to simply add something else that would appeal to kids and families. Ideas might include:
1) They could add more theming to the main area, really making you feel like you are at a horse race. Give it a bit of a Boardwalk feel to it, with games, entertainment, and some light eating options. For example, they could have those gun/water race games with horses racing one another.
2) I am not sure if there is room, but I think it would be neat if they had actual horses on or near the premises. That would definitely appeal to kids.
3) SSR could use a really killer themed pool.
4) How about a horse-themed MEGA playground for kids?
5) QUICKER access to Downtown Disney.
 
NO MORE BUILDING!! Unless, they build another theme park. Just too crowded at peak times. Sure there is tons of other stuff to do, but I think it's time for another park.

But I agree, an offsite in the Caribbean, or my dream - the Cabins at VWL!! Just like the beach cottages at Vero, but 3 bedrooom cabins along the lake!

That is a GREAT idea. generate terrific margins because of high demand and low supply. We need to get those *smart* MBA's at Disney moving on this pitch right away!

Although I think the themeing at the check-in area is perfect. there are more horse images, you hear background music, there are some aroma's from AP (inolve all senses) The problem is once you start acationinf, you go in and ou of your building and you loose the themeing, fewer horse emelents adn no sounds and no aroma's
2) I am not sure if there is room, but I think it would be neat if they had actual horses on or near the premises. That would definitely appeal to kids.
Agreed. There needs to be some real horses around. At least horse drawn carriages in the AM to take you to breakfast

They did the main public area backwards. If the High Rock Springs was on the water side with tiered water areas facing the lake.. (plus the restaurants would be closer to the rooms..

Playgrounds + Hot Fla sun = really, really, really unusable hot. They have enough outside standard playground at SSR. Additional play areas migh be nice if they were more water based (like Kidani) or would have to be indoors

I'd settle for reliable boat service like the friendship boats that go to the East side marketplace. Unfortunately, I do not think they were ever all-weather reliable running on a schedule and they no longer go to the marketplace or OKW..
