Next DVC??

DVC has lost sight of their customer and is focusing solely on new construction.

I dont understand why or how it could be a bad thing for Disney to build more DVC.

Please can you explain why you think Disney has lost touch with it's customer base?

Demand for DVC from the customer base is strong. Disney are responding to that customer demand by building more units.

Surely more choice is good rather than bad.
 
I have talked to member services on numerous times and they are just begging for more DVC units to rent and this seems to make sense to me because of the difficulty I have booking my units. I always seem to get what I want, but not without a lot of effort. I do predict another DVC around the world somewhere in our near future. The question is what and where?

Now it's all about selling newer properties for outrageous prices, "renovating" poorly ala OKW, furnishing poorly ala BLT, "guides" making unreasonable statements to get people to buy, etc. When we bought, our guide was a guide. She stated the facts and if we didn't buy, we didn't buy. She laid it all out on the table, no sugar coating, no impossible promises.

You have some valid points. But Mickey has gotten way too used to the annual revenue stream that DVC has added to the overall corporate bottom line to stop.
 
We haven't even gone to settlement on our purchase yet, but if they announced they were going to build at GF I would force my hubby to do an add on....lol

I've always wanted to stay there - we always said it was too expensive, we'll do it next time, etc. Now that I talked him into DVC I think my chances of staying there are slim to none - but if they build DVC there I've got an advantage :rotfl:

... He actually said "I promise if they ever build one at the GF then we will buy in a heartbeat." So here is hopeing that the rumors might be true.

I agree with Deb on this. It is my opinion that overall demand for DVC is relatively low and the market is saturated, at the moment.

I say this; because, DVC resale prices indicate the resorts are not holding their value, which is indicative of a finite number of buyers and a large supply of points. In reality, the new resorts are simply absorbing the buyers that would otherwise have bought the current resorts via resale or direct from Disney. Instead of new resorts, Disney could buy existing contracts for the current resorts and sell these points for a discount, and still make a ton of money since most of the initial cost were paid by the people trying to sell the points.

This would keep the cash flowing for Disney, make our ownerships more valuable, and maintain the affluent perception of DVC. If they build more and more resorts, the reverse happens: flooding the market (which drops the overall price of existing resorts), cheapening our worth to Disney as frequent visitors, and opening the market to those who want something they really can not afford.

On another note, I wonder if they would sell "the DVC Monorail"; exclusive lines between BLT, BCV/BWV, OKW/SSR, and AKV! :drive: :woohoo: You need to be a member to ride it, and non-members (or those not a guest of the monorail member) would be instantly vaporized if they tried to board! pixiedust: :lmao:

Maybe, just maybe there would be more availability is they did not book so many dvc villas at rack rates but left more of them to dvc.

They can only have as many available on points as are sold and belong to members. Any that are not sold belong to Disney and they can do anything they like with them. Plus, anytime a member books something that is not DVC or not RCI, the lodging that is associated with those points gets turned over to DRC to sell to be able to pay for those non-DVC, non-RCI vacations.

DVC would have to eliminate any non-DVC Disney trades, plus all the non-RCI vacations if you didn't want them to be able to sell villas on DRC. And that is not going to happen.
 
I think it's fair to say an argument to put a hold on DVC expansion in the East Coast can be made and potentially for the rest of the USA.


However I don't see any argument not to open up DVC at other international locations.
 
Just wondering ... do members want more destinations where they can use their points ... or must they specifically be new places to buy into? Can't we have more DVC destinations w/out having more DVC resorts??

Personally, I favor the "no more building" line -- but I want to see more destination choices using points. How about securing new locations through reciprocal exchange relationships with existing resort properties? How about expanding DVC's Buena Vista Trading Company??

I'll add on in a heartbeat!!! Always loved staying there. Miss it now that we are at BLT. Not that we don't love BLT.

the two rumors which I've read the most about (here and on other sites) are:

1. The Grand Floridian expansion (villas to replace area where spa currently is)
2. The River Country area DVC

This is what I've been reading as well. I think the River Country site is actually more of a STOL site with canal access through River Country but that is just conjecture on my part. (although a source on another site said no DVC on River Country property).
 
I think Disneyand Hotel will build the 4th tower with DVC in it, afterall, they renaming their towers to the 4 lands they opened with... and missing one with the name "Tomorrow" on it.

We were at Disneyland a few weeks ago and it looked like there was some work going on at the tower closest to Downtown Disney, could that be a DVC conversion or is it just regular maintenance?
 
I think a WLV cabins would be a great idea with the popularity of THV.

I am more concerned with WDW adding more hotel rooms, but not adding to the parks. I know that MK is going thru a rennovation, but with all these added rooms it just means the parks will get more and more crowded.

They are gutting and rebuilding the entire hotel from the inside out. One tower is finished, and the rooms are gorgeous.
