I am about to close on my OKW resale tomorrow and I had already planned to add on direct to get the DVC benefits. I just became a new direct owner at Riviera for 125 points. I am so excited and so happy I could cry. I have worked so hard to be able to achieve this goal. I was able to get the same UY- April as well. Now just waiting for everything to arrive so I can sign off on the purchase. I just had to share my excitement!! Thank you all for the wonderful insight and information on this board, it has been invaluable. :)

So happy for you! We have April UY too at RIV and OKW. They won’t add your OKW to your membership until your RIV purchase is paid in full. If you are doing financing I think it shouldn’t be a problem but I had opted to take advantage of the 90 extended cash payment option. The contract is not finalized until the deed is recorded and they only do that once it’s paid in full. So I had to pay mine off quickly in order to get my OKW points loaded which I’m still waiting for.

So happy for you! We have April UY too at RIV and OKW. They won’t add your OKW to your membership until your RIV purchase is paid in full. If you are doing financing I think it shouldn’t be a problem but I had opted to take advantage of the 90 extended cash payment option. I am financing so not sure how it will all work together but I was told I would have my points quickly maybe even by tomorrow. We shall see. I know it will be 2 separate accounts I believe and the OKW resale is still a few weeks off till DVC processes that.

Is your OKW a different UY? If it is then it shouldn’t matter. Individual contracts still fall under one membership if they are in the same UY they will have the same master contract number with a dot then the number contract it is within the membership. Ex 123456.001 , 123456.002 etc. You will have your points in your account but it’s still considered a placeholder until it’s fully funded, but by financing you shouldn’t have a problem by the time your OKW is ready to be added you should be closed on the RIV contract. You will know you closed when they ask for your dues payment 😊

No they are same UY both April. And okay I thought it would be different and I think my DVC guide said that too but maybe she was mistaken.
 
Congratulations! Were you able to get any incentives on the 125 point Riviera contract? Do you count as a current member even though your OKW hasn't closed yet? We are planning the same thing as you - but I am still waiting on ROFR on my OKW contract - then plan on buying direct to get a blue card.

Yes, we had the best incentives there vs. Copper Creek which was alot more. We even qualified for the preferred rate so we are saving a bit more $ there too. And yes we still count as member. We actually added 25 points to the contract to make it total of 150 so just waiting for the new paperwork to be sent. We figured the few extra points was worth it to us in the long run. I have the blue card I can download but I am wondering how long it takes for you to get this in the mail? Perhaps someone here could answer that. Also I see it is only good for 3 months- I am assuming once we officially close that exp. date will change.

The online one is always only good for three months. The physical card for existing membership issued expires at the end of this year so I think they will be issued in mass later this year 🤷‍♀️ I have not received my physical card yet for my purchase in the end of March.

Dues are issued at the beginning of the year. Resale late in the year, I think November, is required to include them in the contract. I don't see how Disney could be coming after dues in an April resale. They would have been paid by the seller in 2021, or will come out of the sale in closing to catch them up, like any other property sale.

The digital cards will always issue a 3 month expiration. It has nothing to do with your direct contract closing. The reason is to prevent someone from downloading and then selling the contract. Years ago, there were no dates. Even my actual card expires at the end of 2021.

Just be sure, for the new contract, you monitor your account for the dues statement for the newly purchased direct points. They don't always let you know that is there and people have gotten hit with late fees because they didn't realize it was up and needed to be paid. Again, that will be for the 150 points you are buying, prorated for 2021 from the day you signed.

You are right, with resale, the dues are taken care of at time of sale. But, I think she was referring to getting the bill for the direct contract she just purchased.

OP bought direct and the dues are prorated based on when you purchase and become due once the deed is recorded. It is not included as part of the sale contract.

Yes, I most definitely will. I will be on the look out for it. I was able to call first thing this morning and get my "welcome home trip" taken care of. They were able to get me in a 1 BR villa at OKW even though it showed no full availability. Plus they even allowed me with the approval and help of disney to borrow > 50% of my points since this is our first trip!! They really went out of their way and I can't thank them enough because we had a cash reservation at SSR. I was able to cancel that and save over $3,200. And I got to use our points so I am very happy and thrilled. I think with the 190 point contract (which officially closed today) and the 150 points at Riviera we are good and set for a long while.
