Newbie ???'s on DVC

We close next month and I am in my 11 month window for our trip for next June.

If I make my ressie next week and need to borrow points, will I have to do that at time of reservation or do I have a window of time to do this?

I have downloaded the DVC Manager and it is a great program. Very easy to use. Will this be all I need to keep track or are there other recommendations?

I have read conflicting reports of the ease of booking at the 7 month window. Is this why so many DVCers own multiple homes?
Is it the larger units that aren't available at 7 mos. or the smaller one's. I'd be interested in booking 2 bdr or GV at OKW and VWL at 7 mos. and would like to know how likely this is so that I can plan for points.

Our home will be BCV. March UY.

Also what taxes and fees do we pay if any? Do we pay the sales tax when we stay on pointsat DVC restorts? What would guests/renters pay out of pocket?

Does anyone know the total number of owners per resort? Just curious on that one.

If you are purchasing thru DVC and have paid your deposit, you can probably make reservations already. Your guide can provide details and assist with the reservation.

You will be able to reserve using as many points as you have available. If you will require more points than those that will be there at the time of the reservation, you will either have to borrow to complete the reservation or just reserve what you have points for at the time you call. You won't be allowed to reserve without committing the points.

There are no room taxes on point based reservations. All taxes and fees are included in our annual fees- there are no extra or hidden charges. Your guests/renters won't owe anything at the resort for the room. How you deal with them is your own business.

Depending on the time of year, resort and room type, reservations at non-home resorts at 7 months may be readily available or non-existance. If you are flexible with dates and resorts, you will usually be able to find something at 7 months- the waitlist may be necessary at times.

I only have points at the BWV, so I can't help you with the other questions, sorry...

I don't believe there are any taxes due...as you are not staying at a "hotel"...but I am not 100% sure on this one.
