Newbie question about availablity

Greetings! We don't own DVC but have rented points and are looking into renting again but are finding no availablity for our choice of dates according to the people we were interested in renting from. However, if I go to disney.com I can book the same room for the dates in question (of course for a ton of money). So, my question is, are there some rooms that are always reserved for cash reservations and not available for points or is there one pot that points and $ rooms come from, first come first served?

Disney has inventory that is not part of the points inventory available to members. Some of these come from exchanges that members have made through exchange programs like the Disney Collection or cruising. Disney's CRO has no access to points ressies, and members have no access to cash ressies, unless they want to spend the cash.

Most of us make our reservations far in advance, so inventory would be slim for early next year.
