Newbie at Renting

Hi All! :wave2:

I've been lurking around the DVC boards and am very interested in renting points to stay in one of the villas. Can anyone tell me how the whole rental process works -Is there a standard rental agreement? Do you get a copy of the reservation? Do you pay the person a portion of the cost first and then the balance later on?

I imagine that there has to be a lot of faith and trust (and maybe even pixie dust!) between the renter and the rentee, but how do you know that a reservation is real? Is there a way to confirm that the person you're renting from is a current DVC member?

These are all personal one-on-one transactions. It's like renting someone's vacation home. You and the "owner" will come to agreement on the price and terms for cancellations etc. You are correct that a lot depends on trust for both parties. DVC owners have restrictions on when they can make reservations and what happens when they cancel. This is why you need to realize going in that it's not as flexible as a regular hotel reservation. If you cancel last minute, the owner usually has no way to refund your money without taking a loss themselves......I believe there are some FAQs that you can look at on the Renting section here that give you a good start.

We have used the Rent/Trade Boards on Dis and never had a problem. We have been renting from the same person for three years now and feel very comfortable. We pay 25% when the reservation is booked and the remainder 60 days prior to our trip. We do use a contract and receive a copy of the reservation. I think the key is to establish a relationship and then you will feel very comfortable renting points.

I too, am new to renting points. I went on the rent/trade board and posted my own thread about wishing to rent in March. After talking with a few different "owners" who either pm'ed me or emailed me, I finally decided on one person. We came to great terms and things could not be better. I do not (personally) know this "owner", so there is alot of faith on both our parts. She is in California and I am in WV. I can't wait until our trip!! I hope all works out for you. This by far was the most affordable way for me to stay on property, at a deluxe resort and pay less than I would have at a moderate resort.
 
Get references/recommendations from other people who have rented from that owner. A bad owner can really hose you.

But you can get non-DVC references. For example, maybe the owner is an ebayer with a stellar reputation, or something like that.

:wave2: Hi girlsx2! I am that owner and I am happy to say that from both a rentee who's rented points before and a renter who's rented her own points, trust is the key. When I rented points before I purchased, I, too, received many offers from people who wanted to rent to me but in the end, I chose the person I felt the most comfortable and ended up renting from them again a couple of years later. I suggest you talk to the person and establish a working relationship with them. You will find that when you find the right person, it will just "click". It works both ways too. When it doesn't click you know it and it makes it hard to trust on both sides. Honestly, I rented to 3 different families and with one of the families there have been issues from the start and I have to be honest, I am a little wary and they probably are too(and no I am not talking about girlsx2!;) ). I guess the best advice is go with who you feel the most comfortable!
