Hello everyone,

This board has been extremely helpful with just about any question I could possibly have regarding DVC. The effort to help new members on here is nice to see. My question is that if I were to purchase at OKW is there a chance that the booking category at OKW near hospitality house could be changed at some point in the future and cost more points per night? I understand that reallocation may change, but my question is could the hospitality house become a preferred location and cost more points per night. I have noticed that the other DVC resorts have a premium attached to view/location. Thanks in advance for any help!

Yes.

DVC can adjust the points chart at a resort to balance out demand if they see areas that are of concern. Of course, what goes up is supposed to be offset elsewhere. So, everything is fair game. I think what they tried with the 2020 points chart, that most felt was out of bounds with the rules, will give them pause in the future to make sure whatever is done follows those rules because many will be watching even closer now, IMO. And, the good news was, they did reverse what they did so I think they knew that they had done something outside the lines!

They did just what you are asking about at SSR with the tree house villas a couple of years ago. They advertised them in the beginning as being a three bedroom for the same price as a two bedroom. Then a year or two later they raised the number of points needed for the THV.

I've owned about fifteen years - and the first half of my ownership I would have said they could, but any such reallocation would be unlikely. The last half of my ownership period they've been adjusting points with more frequency and more drastically than I would have ever believed in that first half of my membership - and it now seems out of character for them to have a booking category without a premium applied.

It’s been about 15 years since they split the preferred category at BWV with no point changes.

Yes. I feel they can do almost whatever they want...... - I doubt they will do this with HH category but who knows......

They can but I don't think they will arbitrarily reallocate for the heck of it. I tend to be in favor of charging more points for certain locations and I think it did come about because of member actions. Prior to establishment of view/location categories, it was pretty common to overhear members arguing with front desk CMs about room assignments and insisting on certain types of views. Once they went to booking categories, it turned out that many members didn't really need that certain view after all since they could now save a few points and everyone was happy.

At OKW, if you didn't book near HH category, you won't get near HH and I think that system is working pretty well. Unless something changes dramatically, I don't think there would be a need for establishing points differences between OKW booking categories.

I don't think the near HH category at OKW is as "premium" as everyone thinks. I'm staying at Old Key West in August, and I booked a 2BR near HH at 7 months. I would check availability now and then to see if there was anything open at other resorts, and near HH at OKW was open for the full stay at least into the summer.

A lot of folks prefer being near the quieter pools and away from the bus noise. If you have a car, it can also be a pain parking near HH because the lots by buildings 11-14 need to absorb overflow of the main lot - both of people checking in and people who drive to the HH area. I requested a Penninsular Drive area room for that reason.
