New to DVC purchase, how to get multiple home resorts

Hi all— I’ve decided to purchase a DVC contract. I haven’t decided on VGF or Riviera but I know I want to purchase 150 points. So what I’m curious about is the best way to sell part of the 150 points and get a smaller resale contract at (I think) Copper Creek or BCV. I don’t mean where to buy the contracts, but the specifics on how I.e. what do I need to know about splitting my VGF/Riviera?

Not sure what you mean? Just buy the contracts you want that add up to the points you want.
 
You would not be able to sell part of the 150 points as it is a real estate transaction ie you can not sell the first floor master but keep the in-law suite.

What you can do is ask Disney to split the 150 points into multiple contracts ie 3 50 point contracts.

There is no way to split up a resale contract only when buying direct.
 
Also if you were buying the 150 points for the blue card perks and then sold some as soon as you dip under the threshold your blue card turns white.

It sounds like the best course of action would to buy resale unless you really wanted to stay at Riviera.
 

You can't split any DVC contracts, resale or direct.

New buyers can only buy 150 at a time. Existing could split into, say 75 x 2, or just 75, but they do limit how small you can go.

You could buy the resale first and buy a small direct contract. I'd be waiting for Poly2 at this point anyway.

New Buyers can still split the contracts they just have to be buying the current minimum which is 150.
You can split it into what ever the minimum is at the resort ie Saratoga could be split into 6, 25 point contracts (not that one would want to buy Saratoga direct....) or Riviera into 3, 50 point contracts.

You could also combine and buy 2, 50 Point VGF and 1 50 Point RIV contract as long as it adds up to the new minimum.

The new buyer would have to pay more closing costs as it is based on each contract but it would be easier to off load the smaller contracts than the full 150 if that was needed later down the road.
 
I had to split my 250 RIV 150/100 not 100/100/50 since they required the first purchase to be 150. I could have bought resale first but then I would have lost eligibility for the discount I was using ( referral)

Ohhhh I didn’t even think about if I can buy contracts at both VGF and RIV as long as the total minimum is 150. The main reason why I want multiple home resorts is just that having everything in one resort sounds boring and I know I would hate it. Is there unforeseen downside to doing this? I would likely try to get 2x50 VGF and 1x50 RIV

In the future when Disneyland goes in sale, could I just buy a 50 point contract there if I wanted (assuming I still have the 150)?

Current policy is that your first direct has to be 150, so not this. Maybe you can call and get lucky,

I wouldn't want a 50 point RIV at all. Too easy to orphan points if you can't get a studio and even worse combined with the RIV resale restrictions.

So can it be 3x50 at VGF or does it have to be one single 150
 
If you want multiple small point contracts at various resorts, why not just buy them resale to begin with. As the previous poster said, even if you would be able to split your direct sale into smaller contracts, as soon as you sold one you'd lose your blue card status. If you buy the points direct and then resell that quickly you'd be losing a good deal of money. Especially RIV with it's resale restrictions. According to the ROFR thread on here, last quarter a 50 pt riv contract sold for $135. With the current incentives that would be a loss of $61 per point not including commission on the sale.

I'm very confused. Setting aside the issue of minimum points on the initial buy, why are you wanting to do this? As others have mentioned, as soon as you sell some of the 150 points, you will lose blue card status (if that's what you're after). And you are most certainly going to lose money unless you hold onto the contracts for several years. There is no telling how long you'd have to hold onto a Riviera contract before you'd break even. Just buy what you want resale right now.

Unless I'm missing something, I see no reason to buy direct points with the intention of selling them right away.

Just realize, you don't get full home resort privileges at each resort -- Your home resort privileges are still limited to your total points.
So if you had 50 points at VGF, 50 at RIV and 50 at CCV..

And you were booking in your home resort window, you'd basically be booking 2 nights at VGF, 2 nights at RIV, and 2 nights at CCV..
You wouldn't have enough points to book a whole week at one resort in the home resort window. You could try to get a longer trip at the 7 month mark.

So your multi-small contract plan really only works if you are hoping to do a lot of split stay trips.

It sounds like you are under the impression that you can only use your points at your home resort, hence the reason you are wanting two home resorts.
Your home resort just gives you booking advantage at 11 months prior to your travel date. If you are wanting to book other resorts, you can do so at 7 months if there is availability.

And as havoc pointed out, you cannot combine points from different home resorts until seven months out, so plan on doing a lot of split stays. If that is your thing, it will work fine. I prefer to stay in a single resort for most of my trips.
 
And look at the points chart. We recently added 50 points (at a new resort). Having been accustom to a lot more points at our other home resort, 50 points is really challenging (even at older - cheaper point resorts). I was immediately borrowing. 50 points does not go far, so look at those point charts and plan for the non-standard rooms as a buffer to what you need.
