Highly doubtful unless deals I can’t say no to pop up once again, this one would’ve allowed me to pay the entire thing with a credit card which sweetens the deal immensely. I can say if weren’t for that $500 admin fee I may have paid asking at $80.

But I can’t say I may not own more points elsewhere by end of year.

I will say, when I was making offers on my latest CCV contract, I was even more put off by smaller contracts than in the past because of the CAF. I made some offers on smaller contracts where I was like, ok, I’m willing to go a little higher on the price/point than larger contracts, but only if the seller will pay the CAF. Didn’t work.

The $500 fee does suck but even though people say it doesnt affect rofr I do think the timing of the fast rofrs is interesting and at least we may be getting something out of it! Im glad it hasnt stopped deals from coming!

I noticed in an old rejected offers thread, there were compiled lists of the rejected offers in the first post. Very similar to the ROFR thread. Is this something that can start being done again? I can also help with compiling the info.

Same recently. We agreed on everything, but they would not budge on the CAF.

It became too much to maintain.

After discussing it as a team, we also realized that posting too many details was a way to alert others to contracts for sale.

The DIS doesn’t allow that and since we have no way of verifying who the owner is, the info that can be shared has to be general.

We allow only resort, offer and listing price. No contract size, status of points and no info about closing costs or fees.

So, it’s not that useful…however, if you would like to start and maintain a thread like that, you are more than welcome to do so!

Good luck. I have seen some users state that OTD price is key, which I agree with, but can’t get past paying for sunk costs. Mentally, I’d feel so much better paying more per point than paying those fees. Just my opinion.

Yes, mods role is to read every thread and every post to ensure rules are followed so not a big deal at all!

If you want to do it, go for it! The 1000 club and the ROFR thread are kept updated by posters!

That’s a valid point. But at the end of the day, if you’re looking for a 25-75 point add on with your UY $500 isn’t going to be that much of a deal breaker.

It’s an extra $20pp on a 25 pt contract…. that’s not insignificant… you start adding on additional resale closing costs (title insurance)… possibly being stripped of some points…. it adds up…

Yes, and depending on the resort, and depending on just how stripped, the way resale handles dues payments, all of that coupled with the inconvenience of resale makes you go

"shouldn't I just call my guide and get these points in 10 minutes?"

Resale is still cheaper in most cases… but…. definitely an impact.

Can you give me an example of a small direct vs resale contract currently at any resort with the values? I’m not familiar with direct.

Oh, as I stated earlier I wasn’t buying a contract unless seller paid closing fees and CAF. So I understand. But I think if I needed those points knowing they don’t come often in the UY I need, I’d just drop the $500. I’m not in your shoes, so I could be wrong. But just thinking ahead for my situation.
