They’ll be a better deal than a stripped contract from a commercial renter
These commercial renters/flippers are not in a rush. Otherwise they won't be staying there for months. Even though it is harder to see AULs, you should be able to find like $5pp lower or at least closing cost less than $700.

The value isn’t there at this price for subsidized

I think we figured regular AUL had to be like $90 cheaper to break even at the end of the contract.?
If you count $2.5 lower MF per point x32 year, then very close. But when compared to let's say SSR, the difference on MF is no longer that large. How about $80pp SSR? though it's less likely to get loaded points during the second half of the year

Yea, I bet it is much closer, but my home resort wouldn’t be in Paradise. 8-)
