This has been the slowest end-of-the-year I can recall--that would be going back about five years. But maybe that makes sense. Economy is good. Pandemic is over (and then some). Few people are selling. So prices are higher this year than last.
Could also partly be that Disney has never been more expensive… but I’m still expecting a drop in prices over the next couple of months. ;)
 
I think it is that the market is stabilizing...

Less "good deals" to be had...
and also less folks willing to pay any price to the point of almost irrationality to have DVC points... Revenge travel is over, and the DVC "bubble" was a part of that.

I agree it is likely to trend further south...

I hope a rejected offers thread stays alive... I find it very useful, if nothing else to see what some folks determine as unreasonable or reasonable.
 
I also think it’s probably for the best for all owners (and the program) if the resale market stops trending down, but I would argue that BLT and AKV are available at prices I think are very attractive.

Keep in mind that even if prices creep back up to where they were in early 2022 (which for the most part they haven’t), it would still be an 11% discount in real terms, so I would say that it’s a great time to be a buyer for most resorts.

I think the question is how aggressively Disney keeps building new DVC rooms, because I do worry a combination of ever increasing total points and higher costs to actually visit the parks will continue to put real pressure on DVC resale prices.

I may singlehandedly keep this thread active in the coming weeks as we’re aiming to become first-time DVC owners but are not at all in a hurry. We’ve done our homework and have amounts we think are fair at SSR and BLT depending on points status and will wait patiently for someone to accept an offer. Helps that we’ve just returned from a 6 day WDW trip and have no immediate plans to return, so again, not desperate.

I think your number was fair given the relatively low points available... You may have to go through a few rejections to get there, but I think your pricing makes sense.

This was me in 2023. Made 34 SSR offers over 9 months before getting a 200 point loaded contract @ $80 pp. Stand your ground.

Very similar situation for what Im hoping will be our first DVC contract...I was surprised when my offer ($94/pt 210pt BWV) was accepted Thursday! Had done 3 prior $94 or $95/pt offers in the past 2 weeks that had all been flat out rejected! Hold out as someone will say yes eventually :-)

Most BW and BC point sales I can’t make the math work in my head at all. They seem way too high.

Come to think of it nearly all 2042s I can’t make the math work. OKW might be the one exception.

yeah, i have had to convince myself that this is just pre-paying for my vacations, and cant make financial sense. my kids LOVE boardwalk, and i think if i can actually get standard view (which is impossible for non-owners), then i think i can rationalize it. I have struggled with finding BWV owners to rent from, esp any that will TRY to get standard view rooms. Now, Ill be able to try (and unfortunately walk reservations)-but dang, those points will go far with the amazing point chart. We also are walkers-so walking to Epcot and HS is totally my jam.

Thanks, everyone! This kind of reassurance is why I’m on this board and will continue posting updates :-) We made another offer late last night, so I don’t expect to hear until Monday…and will post back the results!

Was hoping to have a contract all wrapped up for my August trip but looks like im not going to be able to get one before the 7 month window.

If I could turn back time in the words of Cher I should have been strategic and got a contract late spring.

Keep in mind they can post whatever they want to post.... Some brokers are known for shady tactics... There's a reason why you've never heard the phrase "someone as honest and trustworthy as a timeshare salesman"... and these guys are used timeshare salesmen!

I'm just saying, some postings are clearly never going to sell... either the sellers are delusional or the brokers are... doesn't matter... don't give up hope, I am sure you'll eventually find the perfect deal!

I’m sure something will come up eventually, but you are right, there are some crazy high prices out there at the moment and a lot of very stripped contracts.

However, the average prices reported by the big brokers are going down… so I can only assume that offers are being accepted - but it must be on mostly stripped contracts, which is distorting things.

Keep looking. Keep making offers. Something will come through. This is a really good time of year to be a buyer.

My one purchase for the season was AUL at $78pp for 100 points. I probably should've been quicker when I saw a 100 point CCV contract pop up for $113pp a couple of months back, but I was too slow. There have been some really, really good deals on BLT recently as well. BLT, with low prices, great location, long contract life, (admittedly a so-so pool), but a new refurb going on, is a great buy right now. But these deals are out there.
