ExactlyLet me put it this way, the most recent BLT contract I bought was $115pp--better location, longer contract, etc. And that contract came with a few banked points.

What are the 24pts? It was stripped of all but 24 or it had an extra 24 or?As a SSR data point, my boss, with my guidance got 150 pointer a couple months ago with some 24 points for $85. And this was through one of the pricier brokers. Hold your ground @ChipTheRescueRanger , you will get the one!

Agreed, stand strong! $85, ok MAYBE $87, would be my max if we ever decided to go the SSR route. As a SSR data point, my boss, with my guidance got 150 pointer a couple months ago with some 24 points for $85. Some really under estimate how much savings having seller pay closing is. I like this tactic. I’ve even offered a closing cost split on some. Dont give up. You will get what you want. $111 for SSR is no bueno.SSR

list 115
Offered 97 them paying closing and dues. (tried a new tactic)
Rejected and counted $111 with me paying for all....
I give up !

Yep I have made some deals with giving them their price per point but they pay fees and dues (sometimes they just want to get their number and be done with it), you really have to do all that math to know what your number is regardless of what column it falls under. Some really under estimate how much savings having seller pay closing is. I have bid on 4 SSR contracts in the last month, all 100 points. 3 different brokers, the first was was great, 2 I wouldn't recommend...Iv now had 3 sellers come back with the same counter of around $111-$113
in the summer was allways $95 as the counter
Are they at the same broker?Iv now had 3 sellers come back with the same counter of around $111-$113

Counter: $104
My final: $95
Seller's Final: $102
List: I forget but $105 or higher
Offer: $90
Counter: $105
My final: $95
Agent just told me me immediately that she hasn't seen anything at that price.
List: $95
Offer: $95
Too slow, already taken
List: maybe $95-102?
Offer: $92
Countered at $95, I declined. Seller rejected, then came back and accepted later that day. Waiting on ROFR to post on that thread.
Just full 24 points. I'm not going until 2026 so 23 won't be useful for me, not quite ready to delve into renting...Was the too slow with full 23/24 points ?
