New DVC for DL?

Mayor Tom Tait said he’s “very disappointed” with Disney for applying for the tax incentive.

I don’t think Disney needs a subsidy,” he said. “They do quite well without one. Our city needs that tax revenue to provide basic services to our residents. ... The council already voted to not tax them for 45 years, and that’s not enough. So, they want us to write them a check every year for 20 years. I think it’s outrageous.”
Wow ... another money grab? First fleece the guests and then fleece the host location?
 
When I read that article yesterday I thought the same thing. There is a desperate need of more DVC rooms at DLR therefore it would only make sense to add DVC rooms to this new hotel since they are very few DVC rooms at VGC.
 
DVC being there was really the only reason we had to visit DL, and it was so nice we've been back. I think it makes great sense for them to add DVC to this new hotel. Just like we wouldn't choose to go to Oahu on a trip to Hawaii, except for the presence of Aulani there. It's so hard to get a ressie at VGC that it's a guaranteed success.

If it was on Disney's plans it's the smart time to do it. Since it wasn't unanimous there are those who will think it shouldn't happen.
 
On a related note, how come there isn't a stronger presence of DVC at DL? I realize the difference in size between WDW & DL is quite substantial, but if WDW can support 9 (soon to be 10) different DVC properties, how come there is only 1 DVC property (maybe just 0.5 given how many rooms are available at VGC) at DL? Is it because there is simply not enough (cheap) real estate available to make DVC worthwhile?

My guesses are mostly real estate. Also, the only DVC so far they opened during the recession and while they had several other resorts selling and it sold slowly. I wouldn't be surprised that it was thought to be a poor seller although in good part I think it was timing. There's also an abundance of satisfactory accommodations within walking distance of DL and it has a large local attendance which just goes home at night. DVC is nothing if not jumpy about projects that are not sure things.
 
I think there's an excellent chance they will hjave DVC rooms in the new resort. It´s an excellent product for Disney and I do believe there is a market for DVC in California
 
The DVC Villas at Grand Cal were very popular and sold out before any of the other sites selling at the same time.
There are only 48 units. It is very hard to get.

"build rooms that have to be continually marketed and rented for cash with occupancy in no way guaranteed from day to day" or "build rooms that are pre-rented at exhorbitant rates for the next 50 years, with almost all maintenance covered via dues, and get most of the money up front and be able to invest it immediately" ..? That's a tough one, but I'm leaning towards "yes, there will be some DVC in there". :)
 
Maybe not. They're trying for the tax break. The tax break requires them to be a hotel, and having timeshare in it may be, shall we say, an issue under California law?

But they could have it attached but under a different umbrella potentially.

This sounds very logical indeed, which is why it's more puzzling that there isn't a greater DVC presence already. I think some potential reasons have been mentioned earlier, so let's hope this opportunity would lead to more DVC units. I wouldn't mind whether it's an attached wing to the new hotel or conversion of existing hotels.

There's been a waitlist for VGC points for a long time. I was hoping that they would convert some of the hotel rooms in the new wing to DVC. Rumor was they built them with a conversion in mind. Maybe with these new hotel rooms they will.
 
I think more Disneyland DVC presence would boost Aulani. I won't by Aulani because if I don't go to Hawaii one year I won't be able to use my points since VGC is always booked up when I would go to Disneyland. If there were resorts open at 7 months in California then I would for sure buy Aulani. Another reason to build more DVC at Disneyland
 
DVC did send out that letter saying that later this year there would be "exciting plans for the West Coast", so I think it's a really good bet that more rooms are coming Whether they're at this hotel or an expansion at VGC, who knows? But it's about time!

That would indeed be excellent news, especially for this West Coaster that will soon join in on the DVC fun.

WDW has 19 hotels and lots of room to expand. DLR has 3 hotels and very little wiggle room. There is no such thing as cheap real estate in Anaheim.
