New $500 Resale DVC Transfer Fee

Hrmm increases in value and concierge and decreases for savanna view.. may be worth dropping my AKV sooner than I thought but I'll have to look at the changes for 2027 more in depth.

Edit: Poly changes are interesting.. I wish I could call out of work and go.😭

Do you exclusively book value/club level? If not then It should be a win. Even with the increase in point cost, if you love club level/value and they are a bit easier to book now, then that may still be a win even with a slight cost increase IMO.

We have our first Club level stay next week actually, so we'll see if it's worth it for us!

The increase for values are 7 points for a week. It’s still a very good deal if you can get it.

Yeah still may be too cheap. I think they should be exactly 1 point cheaper than resort view IMO.

Maybe they will increase more in the next few years. Weird situation because they are starting at only 7 points, an increase of 2 points from 7points->9 points in 1 year would have put them over the 20% yearly reallocation limit

I haven’t listened to the podcast yet, but definitely sounds like a win for me, I’m 100% Savanna view!!

What I dont understand is this

There are 18 value studios.

There are 57 savanna views at Jambo and 108 at Kidani. That’s a total of 165 savanna view studio rooms.

The increase for a week is 7 x 18 =126 points for value studios.

For club level studios its 14 x 5 = 70 points

The decrease for savanna view studios are: 7 x 165 =1.155 points.

If they can’t make an adjustment across room types then this does not add up?

They must feel they are able to adjust quite a bit because Kidani had only decreases, probably to account for the extra points and keep their Savannah room views costing the same as Jambo 1765042723940.png

No problemo. Newton's third law inbound. Haven't they been watching the Las Vegas demise videos?

I posted on the other thread about this which we should love point chart discussions to.

But the AKv POS does have language about where those CL points come from and where they can go.

It’s not going to be perfect. Plus, the lock off premiums give them play…and so do the extra points when there are more weekend days in a higher point season then the minimum that can ever happen.

So, it’s not as simple as some think.

In order for the owners of a unit to influence their one vote, 60% of the owners of that unit have to agree.

I own a share of Unit 11 in BPK at VGF. That unit has 101 room for about 1 milllion points. You’d have to they 60% of the owners who own those 1 million points to agree how to vote. If you did, then the voting rep has to vote that way...there is a process and it requires documents, signatures, and such... it is all in the By Laws.

That’s why we really have little say in any matter when it comes to decisions that the board, controlled by DVD, and DVCM make.

Are you sure this applies to DVCMC's compensation?

They share the point chart. There isn’t one for Kidani and one for Jambo
Well they definitely do have separate point charts technically. We have posted both of them. They were both just declared into the same association so you can use points from one at the other.

I was responding to them thinking they are able to reallocate "across room types" in the same association anyway, not across different associations. And they definitely have tried to do that here with moving points from Savannah view room types to Value/Club room types

ETA: Check out the point chart thread for a lot more talk https://www.disboards.com/threads/2027-points-charts-predictions.3973709/

Log in to DVC and you will see Kidani’s point chart shows Value and Club level rooms.

Last time I checked I can not reserve one of those accommodation types if I select Kidani.

I received this today regarding my ROFR passed, but pending resale purchase,

"Please rest assured: this change does not affect your current transaction.
Any contracts that are already in process with us will not be subject to this new fee.

Disney has notified all resale brokers that beginning January 1, 2026, they will implement a $500 Contract Administration Fee for vacation ownership interests purchased on the secondary market. This fee is designed to cover the administrative and system costs associated with activating new Members and processing resale transfers due to increased volume.

According to Disney, this fee will apply only to contracts signed on or after January 1, 2026, and must be paid before Disney completes the ownership transfer to the buyer.

Again, your current transaction will not be affected by this change. This update only applies to future contracts signed on or after January 1, 2026."

I received the same email today.

This is reassuring!

This one is a win for those who DON'T own at AKV. At 7 months most of the availability is for Savannah so it makes it a little more affordable.

*if there is still availability

It made it cheaper for everyone, including owners, who get the first pick. So if the decrease moves more owners to the Savannah rooms there may be less available at 7 months for non owners. I know I for one am more likely to go Savannah over Resort view now

This is how I feel as an upset owner. To me the value rooms are only reason I own akv; I can easily book standard or savanah view with Saratoga points. This change is a big step in negative direction for me because even if point charts were balanced (I don’t believe they are) the negative impact on value rooms is much bigger then the positive impact of a slight decrease in savanah.
