New $500 Resale DVC Transfer Fee

And yet earlier this year, they lowered the minimum contract add-on size as 25 points for all resorts.
I think the 25 point minimum is attractive to someone that either doesn’t care, or doesn’t realize, that the initial purchase price can be the least expensive part of this whole process. It’s Vero Beaches cousin in that regard.

I’ll never forget the social media post I saw from the new DVC owner of a 1000 point VDH contract.😬 The guide did that family a disservice.
In my opinion that’s not the guide responsibility. If a guide proposes adding closing costs to your purchase, people will say they’re doing it to increase DVC profits. They sold them 1000 points because that’s what the buyer wanted. In my years buying direct, a guide has never said anything about how many points should I get.

And, this is the same reason small resale contracts will still be in demand despite this $500 fee. You've got closing costs regardless of whether yo go direct or resale, so that's a wash. But, if you just need an extra 50 points, and sold out direct pricing is $250+ per point, even an extra $10/point on a resale contracts is still going to be a lot cheaper than going direct.

Also, there just are more humans on earth with the means to afford a 50 point contract vs. a 100 point or larger contract. So there will always be a bigger market naturally, of people wanting to dip their toes in in a way they can afford.
 
True, it’ll just be part of the negotiations, but at some point the value gets lost.. I mean think about a restricted resort, small contract, now $500 more and maybe more to come. At some point renting or just staying elsewhere is a better value, or just a smarter plan.
This all depends on your needs. For example if you have a decent size contract already at VDH and you have an addition to your family that takes your number to 5 and you are now priced out of the studios. A small contract even with the $500 extra fee I can see being beneficial here especially given that both VDH & VGC only sleep 4 in studios so even if a waitlist came through for VGC it wouldn’t matter.
 
Isn't increasing the compensation percentage one of the areas in which DVD's vote is restricted and they need a 60% majority of the ownership to agree?

The contract gives the board the right to approve an increase.

Each unit gets one vote but we give that away to them. They have one person who is the voting rep for every unit.

In order for the owners of a unit to influence their one vote, 60% of the owners of that unit have to agree.

I own a share of Unit 11 in BPK at VGF. That unit has 101 room for about 1 milllion points. You’d have to they 60% of the owners who own those 1 million points to agree how to vote. If you did, then the voting rep has to vote that way...there is a process and it requires documents, signatures, and such... it is all in the By Laws.

That’s why we really have little say in any matter when it comes to decisions that the board, controlled by DVD, and DVCM make.

But, I’ll go back and read the by laws to make sure my answer is accurate.

ETA: I checked and it’s as I typed. Now, when there is a material change to the POS requested, then it has to go to everyone, but not for things already in the contract giving

So, the POS has already given the board the powre to make the decision to grant DVCMC an increase.

Now, they never have…and my guess is because they don’t need to…but the fact remains there is a way for an increase of what we pay to DVCMC.

As I said, this may not apply in this specific situation, but it was something I had not realized and that at any time, if DVCMC decide they needed a % increase to manage the program, there is nothing stopping the board, from approving that for them...

So the big news is that the fee will only apply to contracts “signed” on or after 1/1/26. So if you’ve got a signed contract before then, no $500 fee.

And, it is going to be considered part of closing costs, and that they did share that while $500 is higher, there are other timeshare programs out there that charge more...

They did ask for clarification on estoppel....but it sounds like they are speculating that is not included in this new CAF.

I had a feeling, though, that this wouldn't begin until January 1st for new contracts, since the timeshare law does say it needs to be part of the contract that has been signed.

I am curious about this. I would think that as long as the contract is agreed upon and signed by all parties the sale agreement would then be considered completed on that date. Then Disney gets to decide if they will allow the transfer to the new owner or if they will snag it via the ROFR process. In my eyes as long as it is signed by 12/31/2025 there won’t be an extra fee.

Do you exclusively book value/club level? If not then It should be a win. Even with the increase in point cost, if you love club level/value and they are a bit easier to book now, then that may still be a win even with a slight cost increase IMO.

We have our first Club level stay next week actually, so we'll see if it's worth it for us!
