Need to Sell

i am most likely going to need to sell my DVC contract, a few questions if i may.

First is this the right board ?

who do you contact to sell ?

are there closing costs involved ?

i know disney has ROFR, is there anything else i should know ?

any info would be greatly appriceated
 
If you will need assistance finding a buyer, it would be a big help for you to contact a timeshare resale broker - like The Timeshare Store - the sponsor of this site. They will walk you thru the process and have assisted many on this board in the past.

If you already have a buyer, it is possible to sell it yourself.

ROFR will not affect the seller at all. Sellers will get the same money for the contract whether Disney buys it or not.

We do not allow any For Sale posts on the DIS so there is no means to sell it here. Please do NOT make any mention of resort, Use Year or number of points - even if asking questions about selling.

1) Can't sell on this board.
2) Check a timeshare reseller or tug2.net

who do you contact to sell ?
1) The Timeshare Store is a good starting point.

are there closing costs involved ?
1) There are fees for a broker of usually from $750 to $1500
2) There are Closing costs of about $400-$600.
3) Usually the buyer pays Closing costs.

i know Disney has ROFR, is there anything else i should know ?
1) Not really.
2) To you, it doesn't make a difference.
3) Either your buyer gets it or DVC - at the same price.
 
Another good resale broker is A Timeshare Broker. website is www.atimeshare.com. Jaki Apetz would be a good contact person. We have purchased through her twice and have been very satisfied with their services.

I've worked with TTS and Jaki and would recommend both. If you go to the TTS website (at the top of this forum), Tom has put together a list of things to look for (look out for) in a reseller.

Costs for the "seller" typically include the commission, which could be around 10-12% and the cost of recording the ROFR waiver ($20). Closing costs and MFs can be negotiable depending on the number of available points on the contract. If it's stripped then the seller usually pays all of the MFs, but if all of the current year points are available, then the buyer usually reimburses the seller for those MFs (just depends on how you want to list it).
