Need to sell - help!

I need help from those in the know! We need to sell our DVC interest in order for me to quit my job and be a stay at home mommy - finally. WE have been members since 1999 but I have never even considered selling so I have no idea what to do. HELP! I'd like to get this done ASAP! I will miss DVC more than anything but it is a sacrifice we need to make. Thanks in advance!!!

You should contact one of the resellers of points tomorrow and ask for their advice. Maybe first on your list should be the site sponsor of the dis-boards, The Timeshare Store. Click on their link on this page and see what they say about selling.

If you want to do it fast, you should work through a reseller and/or consider an ebay auction. You could also list it yourself and with a broker assuming you can get a non exclusive contract. I know at least some of them do non exclusive's, not sure about all of them though. You can always rent out in the mean time to cover your expenses and while you're working on it. You'll need to price pretty low to sell quickly, maybe $66-68 per point in many cases but it somewhat depends on your home resort.

Not sure of your finances, but if you don't need the cash and are just trying to get rid of the expense of dues, I think I'd be tempted to go into the rental business. You probably are paid for, except for dues. Dues at about $4, point rental at $10. Net $6 a point - with $150 points that's $900 a year in income. I know a lot of single income families - and for most of them $900 is nothing to sneeze at. That same contract would get you about $9000-10,000 in cash if you'd sell.

I was told when we bought (through Jaki) that the commission on a resale was 12%.

Thank you all so much - this has been the most difficult decision for me because we all love Disney more than anything. I don't want to regret this decision. I don't need the cash right away so I think I will e-mail The Timeshare Store and see what they offer. It's a huge step to take but I think it's one we need to take. I sold a contract thru the Timeshare Store and the commission is 12%, and worth every penny! It couldn't have been easier! You send them the papers they request, they send you a couple of papers to sign, and then you have your check! They sold mine at $76 pp, the same day I sent the initial papers to them in the mail, and I had a check three weeks later, minus the commission. It is SO easy--you can do it on your own, but I found that to be a much harder way to sell. If you don't want to do a whole lot of work, go with the Timeshare Store. Good luck and congrats on staying home with your kids, I wish I could have done that when my kids were young.

I have been a stay-at-home mommy since the birth of my first in 1991. It is worth it, even if it means giving up some things. I took my oldest to the library last evening. There is a daycare center next door and people were picking up their kids. It was 5:30 and pitch black outside. DD said "how awful!" I know lots of moms have no choice but to work, but I was happy that my generally unappreciative 13 year old grumpy gus admitted that she is happy that I have gotten to stay home with them!!! I would list with the timeshare store if you need to sell your contract without hassle. Hopefully they will get the most out of the contract possible. I hope you enjoy your "new" job. I quit teaching school 8 years ago when my oldest was born, and we have never regretted it. I hope you'll enjoy it too. Best of luck. Start visiting the budget board to plan your budget trips without DVC!

2)If you can hang on for a couple years by, as other suggested, renting out your points, then you can take your "project" to Disney and share the fun him or her.

Best of luck deciding what to do with your points... I hope that you can figure out a way to hold on to them. I've been a sahm for most of the past 10 years, and I am so glad that we've been able to afford for me to stay at home. There have definitely been times when I've browsed the want ads, looking for a "real job", but watching our children grow has its own rewards!

I agree with Crisi if you could rent the points to pay the dues and keep the extra for bills think about it . I rent my points to pay dues and use the rest of the points myself if not then I would just use the extra money. I was also a stay at home mom and still am

regardless of what you decide kudos to you for doing the most important job in the world.........my wife did it and it shows in our kids.........my is an angel and so is every other woman who stays home to make a family what it should be...........i just wish i could have done it with her.

congrats but , i would rent my points to pay dues and the finacing till the kids were old enough to go, by then your budget could change and you will be that much closer to paying it off to enjoy with the kids and for yourself, retirement.....

Sorry to hear that you'll have to sell your DVC, but don't despair as you'll find ways to get back to Disney. We didn't get to WDW for the first time until my oldest was 9, the twins 6, and the youngest 3, as like you my wife stayed home to watch the girl(s). With the first one it was a choice we made, when the twins came along it wasn't a choice due to the costs of daycare in relation to her salary. As your children get older and your husbands career progresses and the kids reach school age, you'll find extra ways to put a little aside to go to Disney or wherever on vacation.
