Need resale advice

Okay, this is to anyone who has recently been through ROFR. I have been on DVC's waitlist for a LONG time for VWL, and am ready to give up.

I have found a resale that I submitted to an agent to get under contract...but, then Frances happened...and, well...we all know what has happened since

So, here's my question...what should I offer for the contract? It is VWL 150 pt., April UY with VERY few points left for 04.

I appreciate all advice...April UY seems to be a "hot" one for DVC to be buying back, but I heard DVC wasn't going to buy back too many VWL.

If you really want to pass ROFR, I'd offer $74 per point and for you, the seller, to pay closing.

Hey, Beca! Just wanted to let you know what passed ROFR for VWL for us last month. We paid not quite $72 per point but by the time maintenance fees and closing costs were figured in, the price per point was close to $78. If you are paying MF on what points are left + closing costs in addition to the $74, seems like it should pass.

I think a resale is a perfect choice. $74 sounds about right, but you never know. If it doesnt pass, find another one. Good luck!

Well...the seller was asking $70 per point...I told the agent we wanted to pay $72 (remembering your contract)...but, I am a little nervous...I just don't know what to do!!

So, here's another question....Has anyone NOT had a VWL pass recently? And, do you think it is too risky to offer $72? I know Ruth n Paul got thru with $71.XX (with FULL banked points)...this one has a LOT fewer points.

The amount of points really is inconsequential to DVC, ie banked points, current points, etc. They always have a treasure chest of developers points to make any ROFR contract whole to sell to members. It truly is the whole price of the contract, and whether they have demand for that particular resort/use year. Your offer sounds reasonable, and might pass, based on current reports, $72 per point, with buyer paying closing costs is really the bottom of ROFR now.
 
I think $72 sounds fair - and a good deal for you considering the lack of points.

Just passed ROFR last week at VWL Sept UY 200 points and all 200 as of 9/1 it passed at $72pp and buyer paid MF seller paid $100 transfer fee. Hope this helps.

Hi!

I'm a new VWL owner. We passed ROFR quickly about 6 weeks ago at $70. We paid closing costs. I can't WAIT to go! Good luck to you.

I think offering the $72/point is the best idea. It looks like you should be allright with that, and if it does get snatched, you will find another.
 
Well...I just wanted to post...we found ANOTHER contract that we put an offer on...I am pretty sure this one will go through. It came up on TTS today. It is a Sept UY (matches our current UY) 220 points with 220 banked points going for $75 a point. Not a huge bargain, but still a good deal!! We're SO funny...we started looking for about 80 points, and then went up from there. A 100 point contract came on the market at the same time...but we went for the bigger one!!! This is why I am SOOOO poor and have NO backyard landscaping...I am DVC addicted!!!

It sounds pretty good to me. Those 220 banked points are worth a lot. Congratulations.

Beca, this sounds like a GREAT contract, particularly with the banked points. Can you say "free vacation"?

Sending you lots of pixie dust! Hope you make it through ROFR quickly! Good luck and keep us posted! BTW, we're closing this Friday on our VWL contract. Who kows, maybe our paths will cross at VWL one of these years...

Thank you, thank you!! Maybe we will ALL end up with VWL contracts!! I had a friend call me tonight and offer to sell me his contract...now I have too many to choose from!!! When it rains, it pours!! I will keep you posted on what we do. Then, we will own at BWV and VWL, too....I would DEFINITELY like to meet up with you someday...that would be really cool!!!
